Lower priced luxe gated communities just 20 minutes from Delray Beach
Near the western edge of Delray Beach, Tuscany is a collection of gated communities. Two of these communities, Tuscany North and Tuscany South, are two halves of the same whole. Although they’re separated by a gated community with rental properties and have separate amenities, they're part of the same property owners association. “It’s the only GL Homes community in the Boca Raton or Delray Beach area where you can get a home for under $1 million,” says Erin Friedman, a principal agent on the Selling Suburbia Team with Compass. She and the team’s other principal agent, Tiffany Horwitz, both lived in Tuscany for five years and have been selling homes in the Delray Beach and Boca Raton areas for 10 years. They say Tuscany’s location is also a plus, as it’s just 2 miles from groceries, restaurants and other services and about 8 miles from Delray Beach’s downtown and oceanfront.

Private amenities in Tuscany, nearby wetlands and golf courses
Tuscany North has a clubhouse with an indoor half basketball court and gym, plus a space residents can rent for parties. Outside, the community has another half basketball court, two tennis courts and a pool with a splash pad. Tuscany South has similar amenities, though there’s just one tennis court and it has a playground instead of a splash pad. Just outside the neighborhood, Green Cay Nature Center & Wetlands is a 100-acre manmade wetland with a boardwalk where people enjoy exercising and watching wildlife, especially birds. Multiple country clubs with public golf courses, like Westchester Country Club’s three 9-hole courses, as well as private courses like Gleneagles Country Club’s championship 36-hole course, are less than 5 miles from home.
Delray Beach is also about 20 minutes away, making day trips easy. “It’s South Florida, so a lot of people are by the water — boating, beach-going,” Friedman says. “So that lifestyle is all doable living in Tuscany.”

Newer houses built by GL Homes starting at $600,000
When Tuscany’s Mediterranean-style homes were built, there were a few models available. As a result, its homes don’t all look exactly the same, but there are limited variations. Beyond that, differences are limited to the color of each house’s stucco and barrel tiles, both of which tend toward neutral earth tones. Prices typically range between $600,000 and $950,000. “The community was built in 2015 to 2018, so to get a newer build in that price point is really good,” Horwitz says, adding that the community’s premier builder, GL Homes, is also a major draw. Friedman says prices here are low considering that they were built by GL Homes, which makes it attractive to a wide range of buyers, especially first-time homebuyers and people looking to downsize. The houses’ small yards are maintained by the property association, so there’s less upkeep involved in Tuscany, too. Horwitz says its POA fees are just under $500 a month, low compared to similar neighborhoods.

Craft festivals, Pride celebrations and more in nearby Delray Beach
Tuscany itself doesn’t have yearly events, but nearby Delray Beach always has something going on. There’s a farmers market every Saturday, Horwitz says, and bigger annual events like the Downtown Delray Beach Craft Festival and the Delray Beach Pride Fest & Concert. The pride festival draws a few thousand people every year.

Tuscany Shoppes has restaurants, more essentials a mile away
Just east of Tuscany, West Atlantic Avenue is lined with shopping centers. The closest, Tuscany Shoppes, offers Yakitori Sushi House and MIA Kitchen & Bar, an upscale restaurant with American fare, alongside a Starbucks. Friedman and Horwitz say it’s possible to walk there from both parts of Tuscany, though it’s more of a trek from Tuscany North. “There’s a long strip with a sidewalk and trees; you can bring your stroller on that long path,” Horwitz says, adding that it’s a great way to get exercise or enjoy the sun. Less than a mile down the road, other shopping centers offer other restaurants, banks, pharmacies and groceries at Publix or ALDI. There’s even a movie theater. “You have everything within a 2-mile radius,” Horwitz says. For more restaurants and a thriving nightlife, people head to Delray Beach.

Access to Route 806 and the Turnpike, 5 miles to Delray Medical Center
Tuscany runs alongside West Atlantic Avenue, also known as state Route 806, and Florida’s Turnpike. “So you have really good access to the Turnpike like two seconds away,” Friedman says, adding that this makes it easier to reach Delray Beach and cities farther away, like Palm Beach, which is 26 miles away, and Miami, which is 59 miles away. Closer to home, it’s just a 5-mile drive to the nearest hospital, Delray Medical Center.

Career preparation at Spanish River Community High
Tuscany belongs to the Palm Beach County School District, which earns a B-plus from Niche. Most children in Tuscany attend Hagen Road Elementary School, which has an A-minus, and Carver Middle School, which has a C-plus, before moving on to Spanish River Community High School. The high school earns an A-plus and offers Choice Academy Programs in biotechnology, early childhood education, entrepreneurship and law.

Homes built to resist hurricane damage
Hurricane season brings high winds and heavy rain, but flooding isn’t a particular concern in Tuscany. Friedman also says newer homes have benefits here, too. “You have all impact-resistant doors and windows, so you don’t have to worry about that,” she says. “A lot of our surrounding area is much older, which would require renovations, so Tuscany is really a great option.”
