In a valley in Colorado's Western Slope region, Delta marks the meeting of the Uncompahgre and the Gunnison rivers. About 9,600 people live in the city, according to U.S. Census 2023 population estimates. "It's kind of a small town, driven by agriculture and cattle, with more of the country living," says Shelby Cannon, an associate broker and team lead with eXp Realty.
Montrose, about 20 miles to the southeast, has about twice the number of residents. Grand Junction, with more than seven times the population, is 40 miles to the northwest. Farms, ranches, orchards and wineries add to the agricultural flavor and provide some jobs. "Most people that are living in Delta either work in Grand Junction or Montrose," Cannon says. "And this area is actually becoming a huge draw for remote workers." Several highways converge near downtown.

The area is connected to the Ute peoples, indigenous to the Colorado Plateau; it developed as a trading post town in the early 19th century. Delta is south of the Grand Mesa, one of the largest flat-top mountains in the world. "There are all sorts of amazing things that are right here at our doorsteps," says Charlie Mason, a Delta Urban Renewal Authority (DURA) board member who is also affiliated with the local drive-in. The diverse region has wildlife areas, dunes, ridges and canyons and is ideal for an array of outdoor pastimes, from hiking to state-designated Gold Medal fishing on the Gunnison, to motorbiking and ATVing. Popular ski resort towns are within a day trip's drive. Mason foresees a lot in Delta's future. "We're at this crossroads in western Colorado. It could be the perfect tourist town."

Homes and land may be more affordable in Delta
Delta's median home price is about $359,000, 12% lower than the national median. "It's a bit more affordable than Montrose and Grand Junction," Cannon says. There are 20th-century cottages and farmhouses, midcentury ranch-style homes and newer contemporary and high-end custom houses. Large lots are common. "There's a ton of agricultural and bigger land plots out in Delta than in Grand Junction," Cannon says.

Public art and shops in downtown, the Tru Vu Drive-In
Delta, nicknamed "the City of Murals," has 20 murals and an assortment of sculptures downtown. Historic preservation is a focus, with the 1920s Delta Egyptian Theater as one example. Main Street has locally owned shops, boutiques and restaurants. There are more shopping areas, with grocery stores and big-box retailers, to the north and northeast of downtown.
The Tru Vu Drive-In, off SR-92, has been a longtime draw as a double-feature destination. After extensive renovations, more features are planned for upcoming years. "It's going to become an entertainment facility," says Mason, the managing director of Delta Builders, which owns the drive-in. "We are adding a full concert stage at the front of the screen. If we can get 2,000 people there, I'll be jumping up and down with joy." A zip line is also in the master plan.

Major roads, the MOD Express and the Delta Dash
Many in Delta drive to get around. U.S. Route 50 and state Routes 92, 65 and 348 are accessible. The MOD Express serves Montrose, Olathe and Delta, with stops such as the Technical College of the Rockies, hospital Delta Health and Montrose Regional Airport, which offers domestic flights. The Delta Dash is a circular route with stops that include the high school, the library and grocery stores.
Confluence Park, Devil's Thumb Golf Course and events
Delta has several community parks, and Confluence Park, between the two rivers, is the largest. Also at the park is Fort Uncompahgre, a reconstruction of a 19th-century fur trading post used as an interpretive center. The Devil's Thumb Golf Course in northern Delta offers daily rates and a range of membership levels. Events include the Car Show & Downtown Cruise Night in September, the Outdoor Heritage and Safety Day in June, the 4th of July Western Sky Balloon Festival and summer's Cleland Park Music Series. Deltarado Days in July is a month-long festival at Cleland Park and elsewhere in the county.

Often mild and sunny, with flood risk in the spring
Delta County's valley climate is mild and sunny much of the year. The average snowfall is 23 to 41 inches. "Delta doesn't often get snow, and when we do, it generally melts," Mason says. "If you want 3 to 5 feet of snow, you jump in your car, and you're on the Grand Mesa in 5 feet of snow, cross-country skiing. River flooding is a possible risk, particularly in the spring when there is heavy rainfall.
