Texoma peninsula with fisheries, marinas and new development

Nearly a century before the U.S. Army Corp of Engineers built the reservoir that would become Lake Texoma, Preston was a small frontier town on the shores of the Red River. Almost 200 years after the first traders came to the peninsula, the community remains popular for its views of the Red River and Lake Texoma and an abundance of waterfront recreation. Dozens of fisheries, campgrounds and marinas fill in the shoreline, making it a top place to fish, boat and hike. Preston is also gearing up for more growth, with the $6 billion Preston Harbor project slated to start construction in 2024, adding thousands of new homes and an all-inclusive resort. Preston has a CAP Index Crime Score of 2 out of 10, below the national average of 4.

Fishermen cast their reels in the Striper Capital of the World

Surrounded by Lake Texoma and the Red River, Preston is the ideal place to get out on the water. Island View Park is known for its craggy rock beach, which is an ideal kayak launch point. For any other kind of boating, Highpoint, Lighthouse and Little Mineral marinas have over 1,000 boat slips combined. Visitors can also book a tour with one of the local fishing charters to see how Lake Texoma lives up to its reputation as the “Striper Capital of the World.” “We have every boat that floats, sailboats, yachts and every water sport,” says Tony Kaai, who has lived in Denison for 24 years and serves as the president of Denison Development Alliance. “We have a world-class striper fishery, which is unique because usually they’re saltwater fish, and anyone can catch them.” While North Texas is known for its mild winters, Lake Texoma is prone to ice during the colder months, so prime lake season is between April and November. The lake level tends to peak in May, which is also when the area is most at risk for flooding.

Cottages and custom cabins line the Preston shore

Preston has a wide variety of housing, serving full-time residents and seasonal visitors. Properties are spread out, with multi-acre lots and thick trees often separating them. Some houses have community amenities like a shared marina or beach access. Bungalows and cottages under 1,500 square feet sell for between $100,000 and $400,000. Custom, multistory cabins can be $200,000 to $500,000 for an inland property and $500,000 to $700,000 for a cabin close to the riverfront. Properties built directly on the water often have private boat slip access, which puts prices between $800,000 and $1.5 million. There will also be many more homes coming to the Preston area in the coming years. According to Kaai, construction for the massive Preston Harbor project will break ground in late 2024 with 7,500 homes surrounding a lakeside Margaritaville resort.

Boats park at The Island for dinner on the water

The Island on Texoma Harbor Drive is one of the most popular restaurants on Lake Texoma. Boaters can dock at the Highpoint Marina and then grab a cocktail or burger in the main dining room. The restaurant also doubles as a live music venue, with a 12-hour lineup of bands playing during the annual Island Fest in June. Highpoint BBQ is another staple eatery less than 2 miles from the marina, making it easy to get a heaping plate of brisket after a day on the water. Being so close to the Oklahoma border is a big bonus for locals interested in nightlife. Preston is 30 miles from Durant, Oklahoma, the capital of the Choctaw Nation and the home of the sprawling Choctaw Casino and Resort, which has thousands of slot machines and table games. There are no large shopping centers in Preston or the surrounding areas. The closest place to pick up groceries is Texoma Food Mart on Preston Bend Road and Brookshire’s on the Preston Trail Highway in Pottsboro.

Pottsboro Schools keep class sizes small

Preston is zoned to the Pottsboro Independent School District, which has fewer than 1,500 students across three schools. “Pottsboro is nationally ranked, and you have more opportunities with fewer students,” says Carol Layman, a Sherman local and real estate agent with Better Homes and Gardens Real Estate. “In a bigger school district, 12 kids out of 5,000 can make the basketball team, but here, 12 kids out of 100 can.” Pottsboro Elementary School earns a B-plus score on Niche, while Pottsboro Middle School and Pottsboro High School earn B scores. High schoolers can join various extracurricular activities, from 10 different sports teams to the Cardinal Chronicle, a student-run news broadcast. The closest local college is Grayson College, which is known for its nursing and business programs. The college is in Denison, 17 miles away from Preston.

Preston Bend Road leads to Pottsboro

Local Route 289, also known as Preston Bend Road, runs through the peninsula's center. The road connects to the town of Pottsboro, 10 miles from Preston's highest point. The community is also 18 miles from Denison, 24 miles from Sherman and 88 miles from Dallas. Preston has no public transportation, so locals depend on cars to drive throughout the area’s campgrounds and subdivisions. The neighborhood has one local house of worship, Preston Community Church on Churchill Lane, and in Pottsboro there is Pottsboro Church of Christ and other nearby options. North Texas Regional Airport is the closest municipal airport, 14 miles away, while Dallas Fort Worth International Airport is a nearly 90-mile drive. Texoma Medical Center, the closest large hospital, is 18 miles away in Denison.
