Just below bustling Highway 288, which loops through suburban Denton, Texas, lies Beverly Park Estates, an established neighborhood of attractive, well-maintained homes peacefully poised on leafy, sidewalk-lined streets. "It's a quiet, traditional, good-looking neighborhood. I like its curved streets and cul-de-sacs," says JD Walker, a Realtor with Re/Max Advantage. "Plus, it's in a good location close to a lot of things, like the football stadium and waterpark, and it has good access to downtown." Within a mile's drive is an expanding downtown, so well-known for its musical talent and big-city arts that the city of Denton has found itself on Paste Magazine's list of the nation's Best Music Scenes. It's a bragging right heavily influenced by the presence of three universities: the University of North Texas, Texas Woman's University and North Central Texas College.
Beverly Park Estates
Homes
Beverly Park Estates primarily features Traditional and ranch-style single-family houses with brick facades built from the 1970s through the 2000s. However, residences built after the 2010s are becoming more commonplace, along with modern appliances, granite countertops and in-ground pools. Home sizes typically range from around 1,700 to 2,700 square feet with three or four bedrooms, and sale prices tend to fall between $299,000 and $460,000. According to Walker, homes are selling well in Beverly Park Estates. "My recent listing sold fairly quickly and pretty much right at the asking price. In fact, it was the highest sold price in the neighborhood's history."
Schools
Schools in the highly rated Denton Independent School District include Nette Shultz Elementary for pre-kindergarten through fifth grade and Strickland Middle for grades six through eight. The elementary and middle schools earn an A-minus and B score on Niche, respectively. Teenagers spend ninth through 12th grades at Billy Ryan High School, given an A-minus rating by Niche. "Denton schools are a draw, and we have some nice, updated high schools," Walker says. "They recently built a new one, and there's another one on the way." Local high school football is a popular pastime here. All Denton high school teams play their home football games under the bright lights of the 12,000-seat CH Collins Athletic Complex stadium, which happens to be less than 2 miles from Beverly Park Estates.
Parks
Just south of the neighborhood is Avondale Park and its 18 acres of green space. Kids in Beverly Park Estates run wild at the playground, co-workers practice their dribble on the basketball court and friends can partake in a tennis match not far away. Families can also enjoy a relaxing picnic beneath the shady pavilion. A paved walking trail connects Avondale Park with Nette Shultz Park, where many youth soccer and football teams practice. Denton Skate Park is located about a mile north of Beverly Park Estates, where ramps, rails and three and five-foot-half pipes are perfect for practicing ollies and kickflips. Water Works Park is located next to the skate park. Locals can cool off on a float down the lazy river, splash in the wave pool or speed down one of the many water slides.
Shopping and Dining
Life in Denton isn't complete without purchasing an "Oh No You Denton!" souvenir tee. Shopping outlets include Village and University Village Shopping Centers off West University Drive. Neighbors also often run into each other at the Denton Community Market, their four-legged friends in tow. “I remember growing up, and it was all Southern food,” says Alex Mauricio, a Realtor with Living Vogue LLC and UNT Graduate. “It was all Tex Mex, and now the entire Metroplex is really attracting a ton of international cuisine.” There are plenty of restaurants nearby to satisfy any craving, including Bagheri's, which serves up Italian classics like hearty lasagna and spaghetti with meatballs. For those who prefer Latin cuisine, there's Mazatlán, a favored spot for authentic beef fajita tacos and cheesy chicken enchiladas. Natural Grocers and Kroger grocery stores are less than 3 miles from home in Beverly Park Estates. Downtown Denton also has a host of local eateries, including Sleeping Lizzards and Rooster's Roadhouse on South Locust Street. The area also includes many sports bars and cocktail lounges around West Oak and East Hickory Street for a quick sip after dinner.
Events
Denton is known for its slew of annual events, often attracting over 300,000 visitors to the city each year. “I think the event that best embodies the entire vibe of Denton would be the Denton County Fair,” Mauricio says. “There’s great food like downtown has, great live music and the crowds are friendly and enthusiastic. It feels like the epitome of Texas, as a whole.” Denton is known for its active music scene and festivals like the North Texas State Fair and Denton Arts and Jazz. According to Mauricio, Fry Street is the epicenter of the area’s prominent music scene and the perfect place to catch some live music. Other events include the annual City Block Party; National Night Out in October, which encourages neighbors to step outside and mingle with their neighbors; and Denton Revealed, a month-long initiative to promote the history of Denton and local tourism. For a fun family day out, Explorium Denton Children’s Museum and the C.H. Collins Athletic Complex – stadium are 4 and 2 miles away, respectively.
Transportation
North Elm Street and North Locust Street travel parallel from Beverly Park Estates through downtown, forking at Eagle Drive. Locals can then cross Highway 377, taking them to either Fort Worth or 77. Merging onto Interstate 35 East eventually lands them in Dallas. While downtown is highly walkable, a new initiative called the Bike/Walk Denton Program has been implemented to create safer pedestrians and cyclists. Locals can hop on a train at the Downtown Denton Transit Center. Dallas Fort Worth International Airport is roughly 30 miles away. The Medical City Denton and Texas Health Presbyterian Hospital Denton are 8 miles away for immediate healthcare needs.
