Once a rural area stretching from the shores of Lewisville Lake to the city blocks of Denton, East Denton has become a patchwork of North Texas countryside, suburbia and county seat hotspots. Although it’s a handful of miles from the small-town center Downtown Denton is known for, East Denton is rich with the amenities that have fueled the city’s explosive growth as a suburb to Dallas: the bustling Interstate 35E corridor, the Golden Triangle Mall and the Medical City Denton healthcare park. “Our little moniker is that we’re the ‘top of the Golden Triangle’; Dallas and Fort Worth are an hour from each other, and we’re an hour away up top,” says Marla Carrico, owner of Carrico and Associates Realtors, who’s specialized in Denton County for 23 years. “We’ve got two four-year universities with great reputations, University of North Texas and Texas Woman's University. We have two major hospitals, Texas Presby and Medical City Denton, so we’ve become a little bit of a medical destination. We’re not a one-trick pony. We get all the great services and experiences you expect in a big city, but you’re not living in a big city.”

An increase in exurban Dallas suburbs near Lake Lewisville

Many kinds of houses hide away on rural acreage along country roads and near Lewisville Lake in East Denton. Carrico recounts how the landscape has changed over the past few decades: “We watched Dallas grow up into North Dallas, then into Plano and Frisco. There’s been a huge spillover into Melissa, McKinney and Anna. The west side of that growth corridor is around Denton and Aubrey. What’s come into the east side of town has been planned development neighborhoods at all different price points.” Communities like Townsend Green contrast the tree-dotted North Texas countryside, full of New Traditional homes built on small suburban lots along sidewalk-lined streets. Single-family homes on less than an acre sell for about $270,000 to $430,000. Houses on about an acre go for roughly $550,000 to $850,000, while those on a few acres of land can range from around $750,000 to $1.5 million. Thanks to many apartment complexes on major roads, most residents are renters rather than homeowners.

Enjoying Lewisville Lake, public parks and private recreation

Lewisville Lake is a reservoir and recreation destination for the suburban Metroplex. Near East Denton, locals can take out a boat or cast a fishing line from the Big Sandy Boat Ramp. Shaded playgrounds and athletic fields are close to home at city-maintained green spaces like Briercliff Park. Just north of U.S. Route 380, Clear Creek Natural Heritage Center takes mountain bikers and hikers on miles of trails past wetlands, forests and its namesake creek. Cyclists also traverse the paved Denton Katy Rail Trail, a concrete path that parallels active commuter train tracks. To escape the heat, locals play indoor hockey and join roller derby leagues at Lone Star Events & Sports or find many other nearby private recreation centers.

East Denton is served by multiple pipelines in the Denton Independent School District, which earns an A-minus overall from Niche. Driving or taking the A-train around Denton and DFW

Medical City Denton, a major healthcare hub and employer, is within East Denton. The University of North Texas and Texas Health Presbyterian Hospital Denton are less than 10 miles away. Downtown Fort Worth and downtown Dallas are each a roughly 45-mile drive. While most residents rely on personal vehicles, they can also board the Denton County Transportation Authority’s Route 3 bus to get around town or hop on the A-train at the MedPark Station. The DCTA’s commuter rail connects riders to Dallas Area Rapid Transit’s Green Line train, offering a way to skip some of the traffic that’s common on Interstates 35W and 35E.
