A Denver neighborhood with history and proximity to Ball Arena
The Auraria neighborhood was a town before Denver existed. The area’s unusual name comes from the Greek word for gold, which makes sense since the town was founded by prospectors in 1858. Auraria merged with Denver in 1860 and continued to flourish throughout the early 20th century. Warehouses, flour mills, and breweries sprang up in the neighborhood, existing alongside the modest Victorian homes built by middle- and working-class families. Disaster hit in 1965 when the South Platte River flooded and destroyed hundreds of homes and businesses in Auraria. In 1970, city planners undertook an urban-renewal project that demolished most of the neighborhood to make way for the Auraria Higher Education Center. The center opened in 1976 and is home to 3 colleges. Thanks to the efforts of concerned citizens, however, 14 of the original homes on one block of Ninth Street were spared from demolition. They are some of Denver’s oldest homes. Today the block has been converted to a popular historical park. In 1973, the Auraria Ninth Street Historic District was added to the National Register of Historic Places.
High-end condominiums in converted warehouses
Many other notable buildings were left standing during the renewal process, including several warehouses. For years, most were left vacant and neglected. “Fifteen years ago, much of Auraria was a part of town you wouldn’t want to be in after daylight. Today, people find the new condos and converted warehouses very appealing,” says Eric Marshall, a Realtor with CO Home Base, LLC. While a few single-family homes still exist, it is the condominiums, converted warehouses, and new apartments that are selling. A one-bedroom loft in the famous Acme warehouse sells for $610,000 while a four-bedroom condo in a restored brick-and-timber loft is listed at $2.4 million. “Now, Auraria is considered on the high end of Denver’s metro neighborhoods. The neighborhood’s walkability factor is one of its best amenities. Residents are close to campus, Coors Field and Ball Arena,” says Realtor Marshall.
