What life is like in Belcaro

Large, tree-shaded lots and luxury homes line the quiet streets of Belcaro, one of Denver's oldest neighborhoods. Over the years, the community has been home to U.S. senators and well-known Denver names, including at the Phipps Mansion, a landmark known across the city. With its tree cover and well-landscaped properties, Belcaro has a park-like feel, with wide streets and sidewalks leading to community green spaces, centrally located schools and the small businesses of University Boulevard. It's also close to premier retail at Cherry Creek Shopping Center.

Luxury estates and million-dollar builds

Most houses here were built between the late 1930s and the 1960s, with some ‘90s and early 2000s homes here and there. Walking through the area, you’ll see everything from Tudor Revivals and large brick foursquares to Spanish-inspired estates and cozy storybook cottages. Backyard pools and spacious lots are common, with some reaching over half an acre. “The neighborhood has very intricate, windy roads with established trees,” says Alysa Bohm, a local real estate agent with eXp Realty. “Homes here are older than in some surrounding neighborhoods, but are beautifully updated and maintained, so you’ll see higher price points.” Single-family homes start in the mid-$700,000s and reach around $8 million, prices increasing along with square footage, luxury upgrades and yard space. High-end condos and townhomes can be found on the neighborhood’s north side, with prices ranging from the low $300,000s to around $2.7 million.

Highly rated public and private schools

Belcaro is served by highly rated Denver Public Schools, including Stephen Knight Center for Early Education, which is located in the center of the neighborhood. Denver South High is also close by. The district offers a variety of career and technical education courses and partners with nine local colleges for concurrent enrollment offerings. Nearby private options include Saint John's School and St. Vincent de Paul School, which both serve preschool through eighth-grade students.

Walkable streets lead to nearby recreation

Pocket parks dot the residential areas of Belcaro, and most locals are within a half mile of the nearest green space. To spend some time in the outdoors, you can:

  • Use the walking trails and picnic tables at the City of Brest Park
  • Bike or run along the 40-mile Cherry Creek Trail
  • Walk around the scenic lakes at Washington Park
Denver Country Club is also nearby, a private golf club with an 18-hole course, racquet sports, swimming and fitness facilities.

Cherry Creek shopping and nearby favorites

There are numerous shopping hubs just outside of the neighborhood, including Cherry Creek Shopping Center and Colorado Boulevard. You can swing by Target, Whole Foods or King Soopers for groceries and essentials. “There are tons of parks and shopping options close by,” says Bohm. “You’re close to the businesses along University Boulevard and Gaylord Street shopping.” University Boulevard has a charming business district, with local favorite food spots like:

  • Bonnie Brae Ice Cream, a long-standing creamery with dozens of rotating flavors
  • Campus Lounge, where you can enjoy burgers and pub fare while watching the night’s game
  • Katherine’s French Bakery & Café, known for its pastries and sandwiches

Commuting downtown and to the Tech Center

Downtown Denver is less than 5 miles northwest and around 15 to 20 minutes away by car, depending on traffic. “From Belcaro, you have close highway access for Interstate 25, so commuting is easy,” Bohm says. I-25 provides a direct, 8-mile route to the Denver Tech Center, one of the city's largest employment hubs. You can also catch the Regional Transportation District (RTD) bus from Mississippi Avenue or University Boulevard.
