Charming homes with comparatively lower price points

Many of the homes in Chaffee Park were built between the early 1900s and 1960s, with some newer townhouses and condos in the mix. “The diversity in housing is remarkable, ranging from classic homes that have graced the neighborhood for over half a century to newly constructed residences with a contemporary flair,” says April Andrews, employing broker at Joy of the Rockies Realty. Ranch-style homes and bungalows are common, and most feature small fenced-in back yards. Single-family homes start around $300,000 and reach the low $700,000s, while townhouses and condos range from the mid-$200,000s to the mid-$500,000s. With a median price of around $500,000, the neighborhood tends to be more affordable compared to nearby communities like Sunnyside and Regis, which have medians of $800,000 and $610,000, respectively.

Commuting to downtown and nearby employers

One of the biggest perks of living in Chaffee Park is having easy access to major roads and public transit. When it comes to reaching major employment hubs, you can:

  • Take I-25 to Denver’s Central Business District
  • Hop on the Light Rail from the 41st and Fox station for access to downtown, Denver International Airport and the Denver Tech Center
  • Use the Regional Transportation District bus, which has stops close to home along 50th Avenue, Zuni Street and Federal Boulevard
“You’re also close to I-70, which gives you easy access to both downtown and the mountains,” says Rj Smith, a local Realtor with 8z Real Estate.

Public schools nearby and open enrollment

Local families are served by Denver Public Schools, with Beach Court Elementary within a short walk of many homes. The district offers dozens of career and technical education programs across its high schools, with topics ranging from sports medicine and manufacturing to environmental science and cybersecurity. Open enrollment allows families to apply to any public school in the area, even if it’s outside of their designated attendance zone. Many Denver locals use open enrollment, and DPS applications typically open in mid-January for the following school year.

Retail and dining close to home

Federal Boulevard and Pecos Street offer shopping and dining within the neighborhood. You can pick up your groceries at Save a Lot or take the short drive southwest to Safeway. McCoy’s Family Restaurant is a popular diner serving brunch, cocktails and classic comfort food from country-fried steak to pot roast. “They have delicious green chili and an ‘everybody knows your name' feel, amazing service and food,” Andrews says. Lucero’s & Sons is another local favorite offering a mix of Mexican fare and American pub bites. For more shopping and dining, downtown Denver is just 6 miles south. “Chaffee Park is also close to Sunnyside, which is a popular area with a lot of restaurants,” says Smith.

Development and revitalization in the area

Chaffee Park lies in the city’s Near Northwest side, an area in the midst of revitalization and community improvement projects. The Near Northwest Area Plan is a community-organized project that's underway to improve pedestrian areas, expand commercial corridors and update the area’s zoning code. Such infrastructure improvements can help foster a sense of community. It’s common to see locals out walking their dogs or chatting with their neighbors. “During my time as a member of this community, I had the privilege of firsthand experience with the genuine kindness that radiates here,” says Andrews. “I noticed that residents were acquainted with their neighbors, and it was evident that numerous families in the neighborhood lived just steps away from each other.”

When you live in Chaffee Park, you’re never far from public green spaces and recreation areas. If you want to enjoy the outdoors, you can:

  • Use the walking trails, picnic tables and baseball diamond at Zuni Park
  • Visit Rocky Mountain Lake Park for its trails, athletic fields and playground
  • Enjoy the open space and shaded picnic tables at Berkeley Hills Park
  • Take a short drive east for recreation along the South Platte River
Additionally, Chaffee Park is roughly 60 miles, or an hour and 20-minute drive, from Rocky Mountain National Park, known for its wildlife, hiking and alpine views.
