Regis is home to students and full-time residents

Named after the historic university on its eastern side, Regis is a north Denver community with early 1900s homes and quick transit access. Well-maintained sidewalks line the neighborhood's streets, leading to spacious parks, bus stops, local restaurants and Regis University. There is a blend of rental properties and owner-occupied residences throughout the neighborhood, drawing in investors, university staff and first-time buyers. Tree-shaded streets provide a tucked-away feel, but downtown is just 5 miles away.

Housing styles, prices and investment properties

“You have Regis University right there, so you see a lot of investors buying and renting to students,” says Rj Smith, a local Realtor with 8z Real Estate. The neighborhood has Craftsman-style bungalows, brick ranch-style homes and multistory farmhouses, many with well-manicured lots and front-yard pollinator gardens. Single-family homes start in the low $300,000s and reach around $1.4 million, and most homes above $1 million have over 3,000 square feet. “It’s a great area for first-time buyers because you’re close to I-70 and downtown but still have some affordability,” Smith says. The neighborhood has a median price of around $610,000, which is more affordable compared to nearby neighborhoods like Sunnyside and Berkeley, which have medians of $800,000 and $830,000, respectively.

Denver Public Schools and Regis University

Denver Public Schools serves the neighborhood, with Centennial Elementary and Skinner Middle located in the nearby Berkeley neighborhood. Colorado is an open-enrollment state, so local families can apply to any public school in or outside of their district. Priority is given to students within a school’s designated attendance zone, with admittance primarily granted through a lottery system. The community’s namesake, Regis University, covers 90 acres of the neighborhood’s west end. The private, Catholic university has been in the area since the 1870s and hosts around 5,000 students across its undergraduate and graduate programs.

Commuting downtown and traveling across the Denver area

Whether you commute by car or rely on public transportation, Regis offers easy access across the city. “In Regis, you’re right off of Federal Boulevard, which can shoot you straight to downtown,” says Smith. Downtown is around 5 miles away, while Denver International Airport is roughly 20 miles east on Interstate 70. The Regional Transportation District operates over 80 bus routes across the metro area, with nearby stops along 52nd Avenue, Sheridan Boulevard and Federal Boulevard. The RTD also runs the city’s light-rail system, which offers routes to Union Station, the airport and the Denver Tech Center. The nearest rail station is a short drive north along 60th Avenue.

Shopping, dining and entertainment on Lowell and Tennyson

Locally owned restaurants, markets, grocery stores and other businesses can be found in small commercial pockets throughout the neighborhood. Lowell Boulevard is just west of Regis University and offers a small selection of eateries and amenities, while Tennyson Street is a long commercial corridor lined with dozens of restaurants, shops and entertainment venues. Local favorites include:

  • The Grateful Gnome, a sandwich shop and taproom with over a dozen rotating brews on draft
  • Brooklyn’s Finest Pizza, a long-standing eatery across from the university with late-night hours on the weekends
  • Mouthfuls is a small pet supply store with a treat-tasting bar for pups
  • The Oriental Theater hosts live music and film showings and has been serving the northwest Denver area for over a century

Recreation ranges from a popular golf course to lakeside trails

Wherever you live in Regis, you’re likely within half a mile of the nearest park or recreation area. When the weather is nice, residents can be found enjoying time outdoors in their backyards, on campus or in one of the many parks within reach:

  • Inspiration Point Park has picnic tables, a playground and panoramic views of the Denver skyline and the nearby Front Range.
  • Berkeley Lake Park is home to tennis courts, paved waterside trails, a dog park and a fishing dock.
  • Creekside Park has two baseball diamonds, open space and a popular playground overlooking Clear Creek.
The neighborhood is also home to the Willis Case Golf Course and the Clear Creek Trail, an expanding trail that currently runs roughly 20 miles from the foothills to the South Platte River.
