City Park: Outdoor recreation, the Denver Zoo and more
The neighborhood revolves around the 330-acre City Park, which offers various recreational activities and “is flooded with people at any given time,” says Lisa Santos, a resident of the neighboring Congress Park and a Realtor at Compass. At the City Park Golf Course, players practice their aim while enjoying views of the city’s skyline and the Rocky Mountains. During the warmer months, visitors rent paddleboats and kayaks at Wheel Fun Rentals to explore Ferril Lake. The paved Ferril Lake Loop circles the water and connects to other walking paths that go through the vast grassy expanse, which are home to playgrounds, fountains and a plethora of sports facilities. The park’s award-winning Denver Zoo is as much a conservation society as it is a visitor’s attraction. Over 1.8 million people visit what began with an orphaned bear cub in 1896 and has now become one of the city’s most visited spaces. The Denver Museum of Nature & Science complements the zoo’s mission of preservation and education with its forays into the past. Widely known for its meticulous wildlife dioramas, the museum pivoted to more hands-on experiences in the early 2000s, capturing the attention and imagination of younger visitors.Just two blocks of residential living
Most of the neighborhood is dominated by its namesake park, with only two blocks of residences available south of 17th Avenue. Prospective buyers find many options for wide porches in City Park’s Craftsman bungalows and Denver Squares — a regional variant of the popular American Foursquare. Boxy shapes, large windows and subtle ornamentation characterize both styles, but Denver Squares have an additional story. These styles were popular in the early 21st century. They often feature paved walkways that bisect small grassy lawns, which stretch towards tree-lined sidewalks and narrow streets on which many park. While most of the residential area is comprised of apartment buildings, several newer condos are available. Prices range from $300,000 to $1.5 million. Towards the lower end of the scale are some condos, but single-family homes go for a median of upwards of $900,000. Most people here rent their properties, with just 35% of residents being homeowners.City Park Jazz and the Colorado Black Arts Festival
City Park has also become popular for its events. In the summer, City Park Jazz puts on concerts where local musicians fill the space with sound, performing blues and traditional jazz music. This idea dates back to more than 130 years ago when locals would dress up and sprawl on the park’s grassy lawns to enjoy concerts. It’s still just as popular now. “People come from all over. They bring food and lay out their picnic blankets to enjoy really great jazz concerts,” says Garrett Dinnel, a Realtor on the Bring Home Denver team at Keller Williams who has been to the park. Also in the park is the annual July Colorado Black Arts Festival, where community members gather to celebrate African American art and culture. Food courts feature tasty flavors, and local musicians entertain the crowd with different music styles like R&B and reggae. The Boogaloo Celebration Parade transforms the area with its festivities that include marching bands, themed floats and local dance teams.East Colfax Avenue’s eateries and local shops
City Park’s southern border of East Colfax Avenue offers locals here easy access to trendy offerings and local shops. At the historic Bluebird Theater, local artists and A-listers perform at the early 20th-century venue that was once a movie house. Just next door is the Denver Biscuit Company, a casual eatery featuring rustic decor and basketball-sized biscuits. Nearby, Middleman, a neighborhood cocktail bar, aims to live up to its name by creating a space for locals to gather and mingle with each other. Built with a mesh of Craftsman and contemporary influences, this establishment offers a comfortable atmosphere paired with specialty drinks. Hot dog lovers head to Steve’s Snappin’ Dogs, which has sold specialty hot dogs since they opened their brick-and-mortar establishment in 2006 after first functioning out of a food truck. Readers explore two floors of books at Tattered Cover Book Store, and at Twist & Shout, music lovers peruse rows of records and CDs. The avenue also features Sprouts Farmers Market, perfect for quick grocery trips, and for fresh produce, there’s City Park Farmer’s Market, which runs from May through October. The market maintains a distinct focus on selling high-quality produce rather than craft goods or art.Denver Public Schools
Students can enroll in Denver Public Schools, where over 85,000 students learn. They can attend Teller Elementary, which receives a B-plus rating on Niche, A-minus rated Morey Middle and an A-rated East High. All three schools feature gifted programs, and the high school offers both AP and Concurrent Enrollment, allowing students to get a head start on college credit from the school’s different partner universities, including the University of Colorado Denver. While these are the school many children in the neighborhood attend, with SchoolChoice, children can apply to any school within the district.RTD, bike lanes and commutes
Locals here often drive to get around, but they can also use RTD’s public transportation. Downtown Denver is just a 4-mile drive east of the neighborhood, while bike lanes on East 16th Avenue and East 20th Avenue make the bike ride there less than 3 miles. Locals here enjoy access to downtown’s major employers like Procare Solutions and Evolve. Healthcare workers here will be less than 2 miles from Saint Joseph Hospital, and National Jewish Health is just slightly south of the neighborhood. Those wanting to explore other cities can take the 21.5-mile drive via Pena Boulevard towards the Denver International Airport (DEN).
