Columbine Knolls South supports an active lifestyle in suburbia
About 15 miles south of downtown Denver, the Columbine Knolls South neighborhood combines suburban living with the proximity of parks. “There’s also a very active voluntary Homeowners Association that plans various social activities, such as a pumpkin patch in the fall,” says Kathleen Hofstra, a Realtor with RE/MAX Professionals with over 30 years of experience. “The HOA also has strict covenants that they enforce, such as no RVs or boat parking on your property.”
A variety of homes spanning decades
The Columbine Knolls South neighborhood is concentrated south of Ken Caryl Avenue with homes that go back almost 50 years. “The north part of the neighborhood is where you’ll find more of the recent homes, but those would be from the 1980s and ‘90s,” Hofstra says. “10 different home builders built the homes so that the styles will vary.” The older houses were constructed in the early to mid-'70s, with two-story homes, split-level and ranch-style, the most prominent. Most of the roads in the neighborhood are wide, with plenty of room for parking on the side of the street, and sidewalks are built close to the curb. The typical house in the neighborhood will have three to four bedrooms and between 2,000 and 3,000 square feet of living space.
Staying active in neighborhood parks with athletic amenities
At about 40 acres, most of what you’ll find at Wayside Meadows Park is extensive prairie habitat. There is a playground area, a small basketball court and the Massey Draw Trail, a paved path with entrances on Pierce Street, David Drive and Elmhurst Avenue. There is a covered picnic table in the playground area and some park benches located along the trail. On a smaller scale, West Laurel Park has a paved pathway from Laurel Avenue to David Drive that passes by a play area and two multi-use athletic areas. A small parking lot is off Laurel Avenue, close to a picnic shelter and basketball court. Between April and August, West Laurel Park is the site for monthly family-friendly movie nights.
Nearby shopping centers and malls with retail and restaurants
Grocery shopping and retail therapy are close with a King Soopers location at the corner of Wadsworth Boulevard and Chatfield Avenue. Before you tackle your grocery list, grab a caffeine jolt from Starbucks in-house or pick up prescriptions from the pharmacy. Less than five miles to the north on Wadsworth, the indoor mall concept is still alive at Southwest Plaza, featuring 150 stores, two levels and a food court. The mall’s anchor stores are Dick’s Sporting Goods, Dillard’s and Macy’s.
Close to the King Soopers location is the family-owned Southside Pizzeria. Run by brothers who grew up in the Southside of Denver, they strive to support local sources for their ingredients whenever possible. The same goes for the drinks they serve, as they have a wide variety of local craft beers, wines and spirits to accompany your meals.
Top rated public schools in Jefferson County
Students can be part of the Jefferson County School District, rated an overall A minus on Niche. Districtwide, the student-to-teacher ratio is 16 to 1. To start the academic journey, children can attend Normandy Elementary, where personalized literacy and math instruction are available. All are part of the school’s B plus grade. Students can move on to Ken Caryl Middle School, which maintains a B plus Niche grade and offers electives such as jewelry making and theater arts. The high school years can be spent at Columbine High School, which has an A grade on Niche and has a 95% graduation rate.
Celebrating the community through holiday events
Throughout the year, the Columbine Knolls South Homeowners Association has a summer and fall festival, a community Easter celebration and a bike parade around the 4th of July. “All the events bring a strong sense of community,” Hofstra says. “It makes it a place where people want to stay for a long time.”
