Deer Creek is where Jefferson County suburbs meet the vast, rolling hills of the Rocky Mountains. Living here means you’re removed from the active atmosphere of Littleton and Denver, while being about 20 minutes from shopping and suburban conveniences. The area is known for its large, forested lots, scenic hiking trails and private feel away from city living. Camping and skiing hotspots are close at hand, while downtown Denver is less than 30 miles away.

The types of homes you’ll find in the area

“Deer Creek is where you transition from the suburbs into mountain communities,” says Melinda Sanders, Realtor with eXp Realty and resident of the area for over 12 years. “For people who want to be close to the suburbs without being a part of them, it’s a great spot.” You can enjoy privacy from your neighbors, with dense tree cover and large properties providing a secluded feel. “Residents here have space to stretch out, and you see a lot of custom homes on big lots of land – I’d say just about every home is on at least an acre,” says Sanders. “A lot of people don’t realize the kind of mountain properties you can get right outside of Littleton, but Deer Creek is proof of it.” Some lots stretch across over 12 acres, so locals have plenty of room for workshops, large gardens and animals. Log cabins, craftsman-style cottages and farmhouses are common, with homes starting in the low $400,000s and reaching around $1.5 million.

Hiking and recreation close to home

“People move to the southwest side of Denver for the recreation,” says Steve Westfall, a local Realtor with Re/Max Professionals. “You move here because you love the outdoors. You can ride your bike through the mountains or be at a trailhead in a short drive.” The Beacon Hill hiking path and the Bald Mountain trail are both close by, and Deer Creek Canyon Park has over 14 miles of trails for hiking and mountain biking. “You’re also really close to Red Rocks,” says Westfall. “It’s not just a bucket list venue for concertgoers, but it has been rated in the top five venues for bands across the world.” Chatfield State Park is a short drive east in Littleton and has an expansive reservoir where you can boat, fish or take a dip from the swim beach.

Public schools in Jefferson County

Most local families are served by Jeffco Public Schools, a highly rated district with graduation rates higher than the national average. Many of the area’s public schools are in the nearby towns of Evergreen and Aspen Park. Even though the area is full of windy, remote roads, Jefferson County school buses serve the region.

Driving to amenities and shopping

For weekly errands, locals typically visit the Safeway in Aspen Park or Ken Caryl. Aspen Park offers a quieter business district compared to Littleton, but still has a variety of locally owned businesses. For a meal out in Aspen Park, you can:

  • Grab a table at Brooks Place Tavern, which offers American pub fare, craft brews and specialty cocktails
  • Enjoy classic Japanese fare at Oyama Sushi & Ramen
  • Stop by The Wicked Whisk Bakery for a coffee and a fresh pastry

Wildfire risk in Deer Creek

With its rolling hills and tree cover, Deer Creek has an above-average fire risk. “You have to remember to clear brush leading up to your home and be aware of fire watches,” says Sanders. Here are some things to be aware of if you are considering moving to the area:

  • The community falls into the Wildland-Urban Interface, where homes and businesses border undeveloped natural areas. These areas are at higher risk for wildfires, with undeveloped vegetation and forests allowing fires to spread rapidly in the dry season.
  • Homeowners here need to follow certain building standards under Colorado’s Wildfire Resiliency Code, including using approved building materials and structure standards.
  • Insurance premiums can be higher due to the area’s elevated risk, and most insurance companies require home inspections.
  • You should expect occasional restrictions and trail closures during the dry season.

Driving across the greater Denver area

While the Denver area is a hot spot for outdoor lovers, Deer Creek doesn’t get the traffic that comes with the busier side of town. “It’s a little bit of a lesser-known side of the mountains,” says Sanders. “C-470 doesn’t have the ski resorts along it like I-70 does, but it has a lot less traffic too – it’s a less touristy, quieter slice of the mountains.” Downtown Denver is around 27 miles away via C-470 and Route 6, and Denver International Airport is about 50 miles away.
