Comfortable residential living in southwest Denver
Mar Lee embodies the mixture of suburban and urban feel that is characteristic of southwest Denver. “It’s an affordable, diversified, generally quiet area with a lot of different housing styles. The southwest part of town is closer to access to the mountains, and it isn’t as busy and congested as the rest of Denver,” says Jeff Galligan, broker and owner at Harvey Park Realty. Galligan has sold homes in Mar Lee and the greater Denver area for almost 40 years. Like many Denver neighborhoods near Lakewood, the area experienced rapid development to accommodate operations for the now-defunct Denver Ordnance Plant during World War II. The plant was converted to federal government offices after the war, and Mar Lee saw another wave of development as city officials struggled to house veterans. Today, the area has become a growing hub for young professionals and families and has a diverse population reflecting Denver’s growth over time.
Mid-century ranchers and split-levels
“The houses were primarily built in the late 1940s through the 1950s, and are typically more modest homes. Not very large, but they’re affordable, and some have additions,” Galligan says. Buyers can also find select properties built between the 1980s and today. Ranch-style, single-level homes with brick and frame constructions are common, with some split-levels and tri-levels built on the more hilly terrain near Sanderson Gulch. Houses on the north side of Mar Lee rest on a more traditional city grid with narrower streets, driveways and Hollywood curbs. A standard three-bedroom home sells for about $475,000. Prices can go as high as the $800s for newly built duplexes and luxury townhomes.

National retail brands and diverse flavors
Mar Lee’s eastern and western borders — Federal Boulevard and Sheridan Boulevard — are major Denver thoroughfares. While offering relatively quick access to workplaces and cultural excursions downtown, the streets are also widely populated with strip malls, restaurants and shopping options closer to home. No matter where you live in Mar Lee, regional grocery stores like King Soopers, Lowe’s Market and Save A Lot are each less than 2 miles away. Residents can also find national brands like Walmart, Domino’s and McDonald’s to the neighborhood’s immediate south on Federal Boulevard. Mar Lee’s neighbor to the north is Westwood, a cultural district famous for its Mexican and Latin-centric heritage. This proximity has afforded Mar Lee several notable Mexican restaurants within its borders as well. Playa Azul Mexican Restaurant, Torres Mexican Food and the bakery Pasteleria Las Delicias on Federal are among some of the area’s most popular eateries. Residents can also find cuisine from other cultures close by, including KoBa for Korean BBQ, Now Ph? for Vietnamese dishes and Italian classics from Blackjack Pizza and Salads.
Seasonal fun, karaoke and arcade bars
Mar Lee is home to one of Denver’s most popular one-man shows. Every Halloween, Johnny Sandoval hosts the Monster Mash Bash from his front yard. The bash is a free puppet show featuring Sandoval’s life-size creations based on popular characters, both new and old. Through a complex system of pulleys, wires and lights, Sandoval controls multiple puppets at once, creating a spectacle that has been a neighborhood staple for more than two decades. Fans of Latin music can enjoy karaoke at Landero’s Bar from Wednesday to Sunday, while Hangar 101 offers games like bowling and pool in a casual arcade bar setting.
Studious days at Denver Public Schools
Some students in the Mar Lee area attend Denver Public Schools, including Force Elementary, which holds a C-plus grade on Niche. The C-ranked Kepner Beacon Middle offers electives like visual arts, physical education, music classes and STEM/computer science for students to choose from. John F. Kennedy High is one of only three Denver public schools that offers the International Baccalaureate diploma program. The school holds a C grade with users on Niche.
Play some futsal or walk along Sanderson Gulch
On the north side of the neighborhood near Mississippi Avenue, Garfield Lake Park provides a nearby place to leave work and school behind. Residents can enjoy the playground or fishing on the lake. The park also provides multiple sports facilities, including a baseball field, a bike skill course and Denver’s only public futsal court. Walking enthusiasts interested in meeting their step goals can also get some exercise on Sanderson Gulch Trail, a 4.8 mile-long path winding through the southern parts of Mar Lee and Ruby Hill nearby.

Take Federal or Sheridan to get there
Federal Boulevard connects the Mar Lee area to central Denver. Residents commuting into the Central Business District can expect a 5 mile drive into the downtown area. For trips to the northern parts of town and surrounding areas to the east like Lakewood, residents can take South Sheridan Boulevard. Residents traveling by bus can hop on one of the many stops available along West Florida Boulevard in the center of the neighborhood.
