Despite its name, Marina Pointe’s winding suburban streets wouldn’t suggest the neighborhood is encompassed by water. But residents of this Littleton community will find a fishing pond, a public pool and the 1,500-acre reservoir at Chatfield State Park all within arm’s reach. “This location is second to none when it comes to open space,” says Jennifer Davenport, a broker associate with Sotheby’s International Realty who has sold real estate in the Denver area since 1988. “People want to live near the state park because of its beauty, so anything around it is selling quickly. Marina Pointe is also a bit more affordable than other neighborhoods in the area.”
A home in Marina Pointe typically costs between $450,000 and $600,000. This range is lower than the average $800,000 selling price of a home in the nearby Ken Caryl neighborhood. You can get a 1980s ranch-style with a low-pitched roof for this price. The area also has split levels with vinyl facades and shuttered windows. No matter the style, each house usually has three to four bedrooms, two-car garages and Rocky Mountain views. “Because the prices are reasonable, most people are buying these houses to personalize them with renovated kitchens and new bathrooms,” says Davenport.
Thanks to the paved paths tucked behind Marina Pointe homes, Wingate South Park is easily accessible. Along the 1-mile route, you’ll pass two playgrounds, black-eyed Susan wildflowers, vast wetlands and a pond where you can fish for bass and bluegill. It also leads to the Deer Creek Public Pool. Glide down the spiral water slide, swim through the four-lap lanes or relax under the shade structures. Chatfield State Park is also about 2 miles from Marina Pointe. Hikers, bikers and horseback riders can trek nature trails winding through its 3,895 acres. Rolling hills are covered in prickly pear cactus and western wheatgrass, with inhabitants like cottontail rabbits and burrowing owls. Launch a canoe into the reservoir, rent a pontoon from the marina or swim from the sandy beaches. It’s also home to the Denver Botanic Gardens. Besides an orange tree grove and two dozen lilac species, the center hosts several seasonal events, like the spring plant sale, the 7-acre Halloween corn maze and the annual Christmas light walking tour.
Children in Marina Pointe can attend Mortensen Elementary, which has an overall B grade from Niche. Then, they may go to Falcon Bluffs Middle School. In addition to its overall B-plus grade from Niche, the school has a Pre-Advanced Placement Program, allowing students to take AP-level classes before high school. Lastly, they can attend Chatfield High School, which has an overall A-minus grade on Niche. The school offers a STEM pathway program, where students can focus on interests like computer programming, environmental science or architectural drafting.
Marina Pointe is only 1-mile from the bustling South Kipling Parkway. “Proximity to this street is another reason why this neighborhood has a desirable location. All the essentials are nearby,” says Davenport. Grab groceries at Safeway, get dog food at PetSmart or buy a new outfit at Kohl’s. In addition to places like Chick-fil-A and Jersey Mike’s Subs, there are a few locally owned eateries. Start your morning with a latte and blueberry muffin from Bean Fosters. Visit Virgilio’s for brick-oven pizza crafted with scratch-made tomato sauce and fresh mozzarella. The restaurant is also known for its impressive wine list and creative martini menu, including the chocolate-dipped banana drink made with banana schnapps and cream de cocoa.
While the area is within walking distance from several recreational hubs, you’ll have to drive for metropolitan destinations. A 20-mile drive north on South Kipling Parkway leads to Denver’s core. You can also head 3 miles away to Ken Caryl Avenue and hop on one of the several Regional District Transportation bus stops along the thoroughfare.
