Community pride is alive and well in Rosedale
Combine historical homes with a massive park, convenient shops and a dose of community pride, and you might be looking at what Realtor Sam Neumann calls “one of Denver’s most underrated neighborhoods.” As a longtime resident of the city and host of the popular Denver Living with Sam Neumann YouTube channel, Neumann understands better than most what makes this neighborhood so attractive. “It’s extremely walkable and has access to everything; hospitals, shops on South Broadway and easy access to I-25, to name a few,” he says.
Bordered by the AdventHealth Porter Hospital and about a dozen blocks away from the University of Denver, Rosedale is an active community where neighbors gather frequently for events at Harvard Gulch Park. Residents can easily walk to church or school and attend summer camp at local institutions like Swallow Hill Music, which has provided music education for the community since 1979. And with a CAP Index crime score of 4, Rosedale experiences less crime than the majority of the city. As a small residential enclave, Rosedale offers homebuyers a charming, walkable strip of South Denver.

Reasonable prices for colorful properties
Homes present plenty of options, with sidewalk-lined streets showcasing everything from traditional wide ranch-style properties to Victorian-inspired cottages. Brick bungalows give a nod to the aesthetic of the nearby Platt Park neighborhood, but “you don’t have to pay Platt Park prices,” Neumann says. “You’re looking at starting prices around $700,000 here, as opposed to the $800,000 minimum you’ll find in Platt Park.” But with such a diverse stock, the neighborhood includes options as low as $400,000 for a compact two-bedroom to nearly $1.5 million for a modern four-bedroom.
The neighborhood’s oldest homes reside in the S.R. DeBoer Historic District, which sits right across the street from Harvard Gulch Park. As one of the city’s first planners, DeBoer had a hand in designing the Denver Botanic Gardens and the Red Rocks Amphitheatre. His home, a regal brick structure with a Tudor tower, still stands on East Iliff Avenue among a handful of other historic buildings.

Walk to the Denver Waldorf School
Students in Rosedale are zoned for Asbury Elementary, Grant Beacon Middle and South High, which all score grades of B or better on Niche. South High, which maintains an A on Niche, has the largest career and technical education program in the city, with pathways for medical, business, engineering and arts. The district also operates under SchoolChoice, allowing students to apply to whatever district school they think is the best fit.
Although these DPS locations are highly rated, many parents choose to send their kids to the local Denver Waldorf School, a walkable location with an A on Niche. From kindergarten through 12th grade, students can participate in fine arts classes and cultivate their own crops in a plot at Rosedale Community Garden, which is one of the city’s largest.
South High School is a top public high school with a score of A on Niche.com.

Stay active at Harvard Gulch Park
With space for pickup basketball games, soccer matches and morning tee times, Harvard Gulch Park is truly “a great centerpiece” for the neighborhood, Neumann says. In summer, kids enjoy spending time at the outdoor pool, while winter classes at the on-site rec center are well-attended. The park also includes a trailhead for the paved Harvard Gulch Trail, which extends east toward South Colorado Boulevard.
Honoring one of Denver’s international sister cities, the City of Kunming Park features a stone monument and a circular paved patio area with garden beds. Even more garden plots sit to the north in the Rosedale Community Gardens, which is maintained by dedicated neighbors as part of the Denver Urban Gardens network.
Harvard Gulch Park is home to a 9-hole, public Golf Course where you can practice your swing.

Commercial-heavy South Broadway serves as a retail and restaurant destination, offering everything from fast food to neighborhood favorites like Bacon Social House. Local businesses thrive along this corridor, providing proximity to neighborhood banks, vets, fitness centers and boutiques. “There’s also a great strip on Downing,” Neumann says. “They have all these little shops, and it’s the best spot for beer and ice cream,” he adds, noting that the South Downing branch of Denver Beer Co. sits down the block from Right Cream, which offers inventive flavor combinations. And just a few blocks north, Safeway is a convenient stop for groceries.

The Rosedale Harvard Gulch Neighborhood Association hosts a variety of events throughout the year, sponsoring block parties, summer concerts and holiday gatherings. For even more excitement, residents can make the short 5-mile trip north to attend events in downtown Denver.

I have not heard about any major crime activity in this area. The worst would be some sort of shoplifting at the local grocery stores, or speeding tickets.
