Home to the largest body of water in Denver, the Sloan Lake neighborhood trades the hustle and bustle of the nearby city center for relaxing waterfront living. The community here is centered around Sloan’s Lake Park, which has become a hotspot for people all around the city because of its amenities and paved path that’s popular among joggers and walkers. This green space is often home to the community’s many gatherings. With 170,000 attendees, the Colorado Dragon Boat Festival is the country’s largest dragon boat event. Locals gather every summer at the park to celebrate with dragon boat racing, and in the fall, Jamming on the Jetty transforms the park into a space brimming with food and music to raise money for the lake. Homes here range from early 20th-century bungalows to new contemporary constructions, and their prices often depend on their age or proximity to the lake. Retail spots and eateries line the western and eastern borders of the community at Sheridan Boulevard and North Federal Boulevard, making locals here well-connected to the sounds and flavors of the Denver area. With downtown Denver less than 5 miles away, Sloan Lake gives locals a residential community by the water not too far from the city’s popular destinations and amenities.

New and old homes in Sloan Lake: Bungalows and contemporary constructions
Cozy brick cottages and contemporary structures with asymmetrical geometric builds make up Sloan Lake. Locals here can have the best of both worlds, with both mountain and lake views. This neighborhood formed from the 1920s to the '50s, so many of this neighborhood's original bungalows and Tudor Revivals were constructed then. Modern duplexes and condominiums are also available. A 2-bedroom condo in an older building can go for around $400,000. Many older, single-family properties are being torn down or renovated, and these homes typically start at about $700,000. Properties get more expensive as they get closer to the lake, often going for $1 million, but some go for nearly $3 million, depending on their age, size and location. Residents enjoy a median lot size of 6,098 square feet, typical of the Denver area, and many utilize xeriscaping, a gardening practice that commonly uses rocks and native plants to limit water usage. Some homes sit on grassy lawns stretching towards narrow sidewalks and the tree-lined streets on which many park. Just over half of the residents here own their properties, and many enjoy the neighborhood's HOA benefits.

Sloan’s Lake Park: Recreation, Jamming on the Jetty and the Colorado Dragon Boat Festival
Sloan's Lake Park is the second largest park in the city, and residents come from all over to take in the serene lake views or enjoy park amenities. "I run around the lake in the morning, and it's just stunning," says Jeff Plous, a resident of the neighborhood and the broker and owner of Hatch Realty. "There's a magical shimmer across the lake, and the views from the park are incredible. To the west, you see the sun hitting the mountains; to the east, there's downtown." Children get their energy out on playgrounds on either side of the lake, and paddleboarders head on the water. While boating was once allowed, the lake is only around 3.5 feet deep now. Plous says this is one of the reasons the community hosts Jamming on the Jetty every September; this event raises money for the lake's preservation and restoration. The space around the lake transforms into an environment bustling with live music, food trucks and a kid's place space. In the summer, the park hosts the Colorado Dragon Boat Festival. Locals race across the lake in colorfully crafted dragon boats and immerse themselves in a marketplace full of local vendors. Festivalgoers feast on flavors in the Taste of Asia Food Court while enjoying live music and traditional dances. It is not just during these festivals that the community comes together. "In the summer, neighbors perform casual jazz concerts, and everyone gathers outside to enjoy the music," Plous says.

A bakery, brewing company, farmer’s market and more
Shopping and dining establishments line the eastern and western borders of the community, giving locals easy access to the area’s many flavors. For breakfast, they can pick up savory pastries and grab a latte at Petunia Bakeshop. Those craving Mexican food head to the locally-owned Chili Verde to try everything from chilaquiles to moles. Nearby, patrons at Odell Brewing Co.’s Sloan Lake location try the brewhouse’s exclusive beers or satisfy their cravings with a pizza. When the weather is nice, they can head to the rooftop patio to enjoy a drink with a view of the lake and the Rocky Mountains. Every Friday from June to September, locals explore Sloan’s Lake Farm & Flea, picking up fresh produce and artisan goods. Food trucks and live acoustic music create a place where visitors can unwind from the week and mingle with their friends. For other grocery staples, Sloan Lake residents can head to the nearby King Soopers.

Denver Public Schools
Students can enroll in the Denver Public Schools, which serves over 85,000 students. They can attend Brown International Academy, which received a B-plus rating on Niche, C-rated Lake Middle and B-rated North High. All three schools offer gifted programs. North High is ranked in the top 33% of public schools in the state, and students can take advantage of dual enrollment opportunities at nearby colleges like the Metropolitan State University of Denver, which is just three miles away. Native Spanish-speaking first years can enroll in the Dual Language One Way Program. Through the SchoolChoice program, students can also apply to attend other schools in the district that are outside of their neighborhood.

Sloan Lake residents often drive to get around, but they can also take advantage of RDT Denver’s bus stops and subway stops like the Sheridan Station. Locals can take Interstate 25 to get to some of the area's biggest employers like Tri-State General and Transmission Association, which is just around 15 miles north, and the University of Colorado Hospital, which is just 16 miles away.
