Washington Park features diverse housing stock, ranging from historical Queen Anne-inspired builds to charming brick bungalows. Decorative elements include ornate gable details and wide bay windows, and many homes include a covered front porch. The largest and most impressive homes sit right beside the neighborhood’s namesake park, towering above Franklin Street with Spanish-style red tile roofs and extravagant stairway entrances. Washington Park is also known for its minimalist modern styles, which often include flat roofs that stand out against more established homes.
“This is the most desirable neighborhood in town,” says Realtor Sam Neumann, host of the popular Denver Living with Sam Neumann YouTube channel, “and home prices definitely reflect that.” While the neighborhood often attracts young families and empty nesters, the hefty home prices can be a deterrent for some: “You could be looking at $900,000 for a fixer,” Neumann says, noting that while the median list price is $1.6 million, some homes can soar well past $3 million.

Wash Park is a true Denver gem
Covering more than 160 acres, Washington Park includes a contemporary playscape, plenty of picnic areas and rows of shady trees, some of which have stood since the late 1800s. Anglers and boaters enjoy spending summers on Smith Lake, while athletes train throughout the year on the park’s multi-use trails. The park has much more to offer than just athletic recreation, though. Two massive, landscaped gardens provide a vivid display of botanicals in spring and summer, perfect for quiet reflection; one of the gardens is even modeled after Martha Washington’s garden at Mount Vernon. In summer, locals and visitors alike enjoy the flowers during annual events such as the Fourth of July celebration and summer yard sale, organized by the active Washington Park East Neighborhood Association.

Historic and highly rated South High
Many students in the Washington Park neighborhood will attend Steele Elementary, a walkable Art Deco location that maintains a grade of A-minus on Niche and is considered one of the top-performing elementary schools in Denver. Most students will move on to Merrill Middle School, which scores a B-plus on Niche and offers STEM enrichment activities such as Lego robotics. In ninth grade, students join their peers in the serene park setting at South High School, which sits just south of Wash Park in a historic building modeled after a Roman basilica. With a grade of A-minus on Niche, South High challenges students both academically and physically with a robust STEM curriculum and dozens of championship sports teams, many of which compete at the beautifully maintained All City Stadium, which serves the entire district.

Historic South Gaylord Street is a walkable shopping and dining district with a combination of classic boutiques, casual cafes and hip restaurants.
