A suburb of convenience
Only 10 miles north of downtown Denver, Welby is a centrally located suburban neighborhood with access to all the amenities in Thornton. Despite its proximity to three major highway systems, the neighborhood’s large industrial sector shields residents from the noise and traffic. Different housing types attract people from all walks of life, and the nearby shops and outdoor activities offer entertainment and comfortable living.
An abundance of housing options
Welby’s wide residential roads are lined with tall trees that shade the houses along them. Ranch-style homes are popular, alongside Craftsman-styled two-story homes with asymmetrical gables framing the entrance. These properties range from 1,500 to 2,000 square feet and cost between $425,000 to $550,000. Many homes are perched atop sloping hills or set back from the street by deep front lawns and driveways. There are also townhouses with modern architecture and a rustic aesthetic in the neighborhood for $275,000 to $345,000. “A lot of the neighborhood’s little suburbs include your classic starter homes, although recent price increases have eliminated this option for some,” says Associate Broker Mark Neises with Coldwell Banker Realty, who has over 25 years of experience. “People who aren’t quite ready for a downpayment on a single-family home still have options here, though.” The northern section of residential housing in Welby includes a handful of manufactured home communities that have properties for as low as $50,000. There are also condominiums and apartment complexes scattered throughout.
Exploring parks and the South Platte River
Central to the neighborhood, Rotella Park is a 40-acre greenspace that adds outdoor amenities to Welby. Children can explore its unique playground structure, featuring a UFO climbing area. There’s also a basketball court, sand volleyball and a walking trail. A couple of streets north, City View Park is true to its name with a sprawling southwestern view of the neighboring communities and an outline of mountains off in the distance. There’s a large grassy field where people can toss a frisbee or play with their pups. “A good portion of the residents can walk just a few blocks to the park,” Neises says. The east side of Welby butts up against the South Platte River and its surrounding ponds and lakes. Fishing for trout is allowed on West Gravel Lakes. Hikers and bikers can follow the river along the South Platte River Trail, which snakes through areas south of Denver for 14 miles.
Getting educated at Thornton public schools
Children living in Welby can start their academic journey at Coronado Hills Elementary School, which maintains a C grade on Niche and has a Multilingual Learners curriculum for students who speak another language. From there, students can move on to Thornton Middle School. Thornton High School has academic pathway programs that help students explore future career options in agriculture, public administration, STEM and health sciences. Both middle and high school have a C Niche grade.
Major highway arteries
Welby’s access to major highway systems makes it easy to travel in and out of the area. Interstates 270 and 76 have an interchange at the southern end of the neighborhood, with both traveling in diagonal and opposite directions. Interstate 25 makes up the western edge of Welby and can take commuters straight to downtown Denver, just 10 miles south. When it comes to public transportation, there are two train stations a mile away in neighboring areas – Original Thornton & 88th Station and Commerce City / 72nd Ave Station. For farther distances, the Denver International Airport is 19 miles away with commercial flights.
Welby’s restaurants with local flavor
Since most of Welby’s streets are residential, the neighborhood is limited in its shopping and dining. However, there are a handful of stand-alone restaurants scattered throughout the area that add local flavor. Mr. Egg is a breakfast restaurant serving classic skillet dishes, while Ricco’s Burritos has lunch options. Patrons 21 and up can enjoy a night out with friends at Jay’s Grille and Bar, with its happy hour specials and karaoke night. In the northwest corner of the neighborhood, Walmart Neighborhood Market is the go-to for necessity shopping. Thornton and its many commercial areas and name-brand retailers are only 3 miles north for more opportunities.
The perks of industrial operations
South of 78th Avenue, a large commercial and industrial zone takes up a majority of the area and provides employment opportunities to those living in the neighborhoods above. Distribution and logistics centers take up residence next to service industries like construction and trucking. These big buildings all sit within corridors along Interstates 270, 76 and 25. The rest of Welby is blocked from the noise coming off the highways and can experience a quiet suburban lifestyle.
