Combing the old and new west of Denver

Just west of Downtown Denver is West Colfax, a bustling area mixed with older homes and businesses with brand-new apartment and condo buildings. "There's been a ton of developments here in the last decade," says Real Estate Brokers Eli Schmidt and Will Grimes, hosts of the YouTube channel The Mile High Property Brothers. "West Colfax used to fly under the radar and now it's branching out with little commerce districts, setting the trend for other areas south of Sloan's Lake." There is a lot of history in the neighborhood as well, with remnants of the origins still present through the synagogue and the move to proclaim part of the neighborhood the West Colfax Historic Cultural District to maintain the older homes and businesses.

Varying house styles and modern condo buildings

The neighborhood attracts a range of residents due in part to the sheer variety of housing styles present. With a median price of $702,500, streets can abruptly shift from 1940s brick bungalows starting around $600,000 to contemporary condos that can start around $270,000 and reach almost $2 million, blending the past and present. Tudor elements like steep front-gabled roofs with half-timbered designs are common on narrow but long brick homes, and there are even some historic Queen Anne-inspired multistory houses on Stuart Street. On the south end of the neighborhood, more modern multifamily units are popping up in the area. With sleek gray siding and dark wood accents, these units may offer less square footage but tend to be on the lower end of the pricing scale.

West Colfax dining and retail shopping to the west

Although mostly residential, West Colfax Avenue does feature several restaurants along its route. Stop for a morning fix at Brew Culture Coffee, before grabbing a homemade kombucha for the afternoon. For a filling lunch, check out the popular Classic Eats Delicatessen for a fresh salad or a traditional Reuben sandwich. On the weekends, grab a cold beer at Seedstock Brewery, or stop by Moonflower Coffee, a coffee shop located within a converted auto body shop. For groceries, a King Soopers is to the northwest of the neighborhood, while Ross is a mile west along Colfax Avenue.

Library events and movie nights with beer

The Rodolfo “Corky” Gonzales Branch of the Denver Public Library welcomes community members to grab a book or flex their creative muscles in the ideaLAB Open Lab by creating music, printing 3D designs, sewing and more. Residents can also head to the Alamo Drafthouse Cinema for a movie night with new movies and classics sharing the spotlight. What makes this movie theater unique is that movie-goers are treated to a meal and cocktail, during the movie.

Chromebooks for home use and sports throughout the year

Children can attend Cheltenham Elementary from kindergarten through fifth grade. Cheltenham receives a C-plus from Niche and has a student-to-teacher ratio of 14-to-1. Students can then attend Lake Middle School, which has a C from Niche, for sixth through eighth grade and receive their own Chromebook for school and home use. At North High School, which first opened in 1883 and receives a B from Niche, students can participate in 26 different sports through the year as well as Advanced Placement classes.

Library events and movie nights with beer

To the north, Sloan’s Lake Park offers plenty of space to walk, play tennis or take boats out on the water. To the southeast, Paco Sanchez Park’s colorful and contemporary playscapes attract children of all ages. Here, a giant beehive-like structure houses rope climbing sections and curling tube slides. In a nod to the park’s namesake, the first Latino radio host in Denver, the different playground areas are connected by a wavy path that resembles a soundwave. Children can explore Nettie Moore Playground, located within the Lakewood/Dry Gulch Park and has a more modest playscape. The park forms the southern border of the neighborhood and offers about 3 miles of paved trails on the sloping creek side for residents to enjoy.

Two bus routes, light rail and interstates

There are two bus routes along West Colfax Avenue and West 17th Avenue, as well as a Light Rail track through the Dry Gulch. The W Line on the track begins in Downtown Denver and reaches the foothills of the Rocky Mountains. Interstate 25 is to the east of the neighborhood, stretching from New Mexico to Wyoming while I-70 is to the north, which reaches from Utah to Maryland.

Important to Know

West Colfax was a center for Jewish community throughout the 1900s, although the Jewish community has shrunk since then. The Congregation Zera Abraham synagogue, for Orthodox Jews, is still within neighborhood limits, as well as an Eruv, a walkable area within which Jewish people may still socialize and carry items since the entire area within an Eruv is considered a single property.
