Midcentury brick homes
Set in a neat grid pattern of residential zones, the landscape consists mainly of midcentury homes built in the 1950s and 60s. Well-maintained sidewalks pass split-levels and ranch-style buildings, shaded by small clusters of mature trees. “There are some brick ranches with a three-foot overhang built in the 1960s that are just solid homes,” says Shanks. “Those are my absolute favorites.” Buildings and lawns are less than half the national average. Still, with an average price of about $200,000, homes are priced to match, falling far below the national average of $540,000 and even the statewide average of over $300,000. Outside of a smattering of retail establishments in the northwestern corner, the community is almost entirely residential, broken only by churches and the occasional school building. Prices begin in the high $80,000s for some of the smallest buildings and rise into the high $100,000s as they grow in size and overall maintenance. Centrally located, Sheridan Park is a hub for the neighborhood, equipped with a playground, basketball court, picnic pavilion, and a wide field of well-manicured grass that is well-suited for soccer or tag games. A mile-long bike trail follows the Fourmile Creek, connecting at either end to a city-wide trail that continues into Ankeny in the north and beyond. Adventureland Park can be found 5 miles to the northeast in neighboring Altoona. This classic theme park and resort has attracted Iowans for over 50 years with roller coasters, water slides and live performances.Tight-knit public schools with East Side Pride
The public schools in the area are heavily unified due to what many locals call “East Side pride.” Brubaker Elementary School is connected to Hoyt Middle School, both of which have a C-minus on Niche and are found in the southeastern section of the neighborhood, making walking to school simple for many locals. Student representatives of East High School regularly visit both schools to encourage team spirit or help kids transition from one school to the other. East has a C with Niche and was established in 1861, making it one of the area’s oldest schools. This age brings a long history of accolades, including a championship-winning athletics department and an award-winning theatrical team.Rowdy fun at the Iowa State Fair
The annual Iowa State Fair occurs about 2 miles south of the neighborhood. There is food, live music, carnival rides and a 600-pound butter cow sculpture. One part of the fair that residents of Sheridan Gardens may be particularly drawn to is East Side Night. “It’s an old tradition,” Shank says. Locals from across eastern Des Moines gather at the Bud Tent, an outdoor beer garden, for an unofficial party that Shank says “can get rowdy.” The Sheridan Gardens Neighborhood Association is active in the community and sponsors several events throughout the year, including resident meetings every other month, which provide locals the chance to meet their government representatives and express their opinions on the status of the area.Easy access to Route 6
U.S. Route 6 borders the neighborhood to the north, providing straightforward access to downtown Des Moines and the Iowa Lutheran Hospital, located 5 miles southwest. The Des Moines Area Region Transit Authority (DART) offers bus lines all over the city at $1.75 a fare.Sundaes at Granny's Sweet Freeze
For over 30 years, Granny’s Sweet Freeze has been cooling off summers in Des Moines with their soft serve and sundaes. Featuring a weekly flavor of the week, Granny’s claims that a secret recipe keeps people coming back. “It’s an East Side treasure,” says Shanks. Convenient shopping like Hy-Vee Grocery and NuCara Pharmacy can be found 3 miles south in neighboring Pleasant Hill. Shoppers can also visit the Outlets of Des Moines 4 miles northeast in Altoona, where they can take advantage of the Nike Factory Store, Express Factory Outlet and more.Community support at Hope Ministries
Hope Ministries, an organization dedicated to helping people in dire straits, has committed to building a shelter for women and children in the area. With plans to open in the fall of 2024, the Steve Lankford Campus of Hope Ministries will be located in the fully renovated former site of Douglas Elementary School. It will have accommodations to serve up to 100 women and children in need. “We’re really happy they’ve chosen to build in our neighborhood,” says Shanks. “Giving back is so important to our community.”
