Home to roughly 4,000 people, Denby is a small Detroit neighborhood that puts residents close to all the city's action. “It’s minutes from downtown, which has a lot of local nightclubs,” says Kingsley Ifezue, licensed real estate broker and owner of iTech Realty. “A lot of good bars and good food.” As for the neighborhood itself, Ifezue says the resilience of Denby residents and the neighborhood’s older homes are some of the reasons people like the area. “There are a lot of nice, beautiful brick homes in Denby,” he says. “It’s a tough neighborhood, but it’s got a lot of tradition, a lot of creativity and history.”

Home styles in Denby vary, but brick siding is common across many of the styles in the area. Ranch homes, Tudor-style and two-story Colonial homes line the streets of Denby, and the lots are narrow but well-maintained. Detached garages are common, but the neighborhood’s streets are wide enough to accommodate street parking without being too narrow. “Home prices are up,” Ifezue says. “And people that own a home are happy because their home value has gone up, so they’re able to refinance and pull out some equity if they need it.” Ranch-style homes needing repairs start at around $30,000, and fully renovated two-story Colonial homes sell for around $125,000. The median home price in Denby is $65,500, a 24% increase from the previous year.

Save A Lot and Grace Supermarket keep Denby homes stocked with groceries, and the neighborhood is home to a few corner stores where people can pick up snacks. On sites like Google Maps, Soul 2 Go has earned positive reviews for its ribs, greens and macaroni and cheese. There are a few local shops like Hammer Time Value Hardware and the candy store Love for the Kids, but serious shoppers will have to head to nearby Eastpointe Commons for stores like GameStop or Petco.

The African World Festival brings people from all over the world
Just 11 miles from downtown Detroit, Denby is close to some of Motor City’s biggest events, like the International Detroit Auto Show and the Detroit Grand Prix. “One event that’s really fun is the African World Festival they do every year,” Ifezue says. “People from Africa come to display and sell their art. It’s nice because this is a very diverse area.”
Schools with creative programs and championship sports
Brewer Academy serves Denby students in pre-kindergarten through 8th grade and earns a C-minus on Niche. With 446 students and a 16:1 student-teacher ratio, Brewer offers a robotics program, a drone education program and mentoring for all its students. Known for its activism, Denby High School earns a C-minus. It offers a division-winning football team and a basketball team with multiple players who went on to play ball professionally.

Park improvements to come
Even as a small neighborhood, Denby is home to two public parks. Skinner Playfield holds a playground, a multi-use field and a small pavilion with picnic tables. Currently, Brookins Park is home to a playground and picnic shelters, but the city has started the process of improving the park by holding community meetings and taking feedback from Denby residents.
