On the very east side of Chester County, known locally as ChesCo, the highly desirable community of Devon is well-known as the home of the oldest and largest multi-breed horse show in the United States. In addition to providing this pastoral setting amid maple, oak and dogwood trees, Devon is also a suburban vignette. “It’s a wonderful small town, even better than Mayberry,” says Stacey Ballard, an area local and President of Eadeh Enterprises. “You wave at your neighbors and say hi to the guy at the hoagie shop. It’s safe, sweet and all the things you would want your kid to grow up experiencing and remembering.” Tredyffrin-Easttown School District is highly rated, attracting families away from the surrounding cities and into the suburbs. A commercial strip on the community’s south side features various trendy and high-end restaurants. And Philadelphia is a 20-mile drive away, where residents can find the best of everything that they need, according to Ballard. For a quick visit or a daily commute, the Devon train station chugs right into Center City. While removed from the noise, Devon still maintains an active environment. Homes throughout the community maintain well-kept landscaping, and nearby green spaces provide outdoor respites.

A variety of eateries and pubs along Lancaster Avenue
Weaving along the southern edge of Devon, Lancaster Avenue is home to much of the area’s retail and dining. Several high-end car dealerships occupy this popular thoroughfare, including Audi, Maserati, Mercedes-Benz and BMW. On the western end is Bronze Plaza, where the longstanding Handel’s has been serving homemade ice cream since 1945. This quaint retail area is also where the Berwyn Farmers Market is held each Sunday from May through December. “Bronze Plaza is part of what’s called The Village. There are literally twenty different kinds of restaurants, and they’re all good,” says Ballard. “There are even elevated pubs with dance floors, so middle-aged women feel comfortable getting up and just having a good time.” Nearby, La Cabra Brewing is a gastropub with a rustic industrial atmosphere. Ballard also mentions that a 10,000-square-foot Trader Joe’s will be coming to The Village, so residents will have a more local option for groceries.
About a mile east down the avenue, Devon Yard is a shopping plaza with storefronts like Anthropologie and high-end eateries like Pizzeria Vetri, which serves Neapolitan pizza. Devon Yard’s staple attraction, however, is Terrain. This colorful boutique market includes an outdoor garden center with lawn decor and an indoor home goods collection. The Atrium is Terrain’s picturesque event venue, popular for wedding ceremonies and receptions, and Terrain Cafe is a naturally-lit restaurant decorated with a terrarium aesthetic, hanging plants and wicker seating.
Less than a mile from Terrain, there’s another commercial section with a Whole Foods Market. Nudy’s Cafe serves breakfast and lunch in a refurbished Colonial-era home, and Takumi is a Japanese bistro and bar with a moody ambiance. Across the avenue, The Black Cat Cafe is a colorful nonprofit breakfast diner that raises funds for homeless and neglected cats. Also located in this retail area are medical clinics, fitness facilities, banks, ACME Markets and Target. About a half-mile east of Target, Eagle Village Shops features luxury jewelry, furniture and clothing stores, as well as popular niche restaurants. Autograph Brasserie is an upscale eatery adorned with old vinyl and celebrity photographs, with intimate booth seating and a full bar. Nearby, Lancaster County Farmers Market is an indoor market with a selection of locally-made produce, florals and baked goods.

Devon Horse Show and Christmas tree lighting
The Devon community receives a lot of visitors at the end of May during the Devon Horse Show & Country Fair. The oldest and largest multi-breed horse competition in the United States, this show has been a Devon staple since 1896. The Country Fair is also well established, serving the area since 1919. Practicing equestrians and spectators alike can attend the ten-day event, which is packed with competitions, fox hunt and steeplechase races, carriage parades, a dog show and Memorial Day tributes. Those in attendance can also peruse the pop-up boutique vendors, dine on a selection of foods and enjoy adult beverages. Children-friendly activities include barn tours, sweet treats, face-painting and hat decorating.
A highly anticipated holiday event that brings the Easttown and Tredyffrin townships together is the annual Christmas tree lighting ceremony, held at the Berwyn train station. “Everyone comes out, firefighters, police, local celebrities, different choral singers from different religious denominations. We’ll have people from different synagogues come and do a seasonal blessing.” Ballard says. “Mrs. Claus even comes in on a Maserati. Where else can you see that?” Ballard adds that this tree-lighting ceremony is one of the moments that Devon residents remember forever. “I’ll be getting lunch at a local cafe, and I’ll hear a 25-year-old say, ‘The tree lighting was my favorite memory growing up.’”
In warmer months, the Devon Horse Show amazes fans of equestrian sports.

From condos and split-levels to Colonial Revival estates
Common architectural styles throughout the community include split-levels and Colonial Revivals, some with Dutch-inspired architecture and others with decorative stone-cottage facades. Most properties offer between a quarter-acre and a full acre of land, carefully landscaped lawns, driveways and either attached or detached garages. Many homes have seen recent interior renovations, and square footage typically ranges from 1,500 to 3,000 square feet. However, there are a few larger estate-like properties with upwards of 6,000 square feet of space. Housing inventory is low in Devon, and it is not uncommon to find no homes on the market at any given time. When they do come on the market, those homes on the smaller end of the scale generally cost between $550,000 and $850,000, while larger homes usually range from $1 million to $2 million.
Devon Green is a condominium complex with two-bedroom and two-bathroom units with a monthly HOA fee of $254. Buyers can expect to pay between $310,000 and $365,000 for around 1,000 square feet of interior space, fenced-in backyards, and balconies.
Devon’s split-level homes typically come with single-car garages that enter from the front.
Newer Colonial Revival homes in Devon are several thousand square feet on large lots.

A-plus-rated Tredyffrin-Easttown School District
Students living in Devon are part of the Tredyffrin-Easttown School District, which Niche ranks as the third-best school district in Pennsylvania. In fact, every school in this district receives an A-plus rating from Niche. Students can begin their education at Devon Elementary School, the highest-rated public elementary school in Chester County, before advancing to Tredyffrin-Easttown Middle School and Conestoga High School. Conestoga offers each student a uniquely curated program of study, where they can choose from several courses to develop an individualized pathway through high school. Students can also choose from more than 100 clubs, including future-focused ones like AI Club, Investment Club and Drone Club. Private school options in Devon include Devon Preparatory School, an all-boys Catholic school for students in sixth through twelfth grades, rated an A by Niche.

Green escapes at Jenkins Arboretum
Located at Devon’s northside, Jenkins Arboretum & Gardens displays different native plants, like rhododendrons and azaleas. The park has a secret garden atmosphere, with a paved trail that loops through the meticulously manicured green space, giving visitors up-close views of the seasonal flora. Nearby, Teegarden Park features a playground and a fenceless dog park, as well as athletic facilities like tennis courts and a baseball diamond. On the south end of Devon, Frank Johnson Memorial Park – known locally as Johnson Park – also offers a playground, as well as basketball courts and a sand volleyball court.
According to BestPlaces, Devon has a higher percentage of Catholics than the state of Pennsylvania as a whole. Of the 64% of Devon residents who report being religious, around 43% of them practice Catholicism. Well-attended churches in the area include Saint Monica, located near Bronze Plaza on the southwest end of Devon, and Our Lady of the Assumption, located about a mile east down Lancaster Avenue. There are also a variety of other Christian denominational churches throughout the area, including Saint Luke Lutheran Church, which is centrally located in Devon.

SEPTA service around Devon and into Philadelphia
U.S. Route 30, known locally as Lancaster Avenue, runs along the south side of Devon, connecting to Interstate 476 about 4 miles to the east. Philadelphia International Airport is about a 25-mile drive away, and the Devon station provides SEPTA train service directly into Center City and the Temple University area, as well as to Thorndale. The SEPTA bus also services the west side of Devon, with several stops peppered along U.S. Route 30. The nearest hospital is Paoli Hospital, located about 4 miles east of the neighborhood.
