What it’s like to live in Diablo Grande
Diablo Grande is a master-planned community located in the Diablo Range of Central California. It’s a quiet, peaceful place, away from busy freeways and city streets. Residents can spend their free time exploring the natural surroundings, and when they need groceries or a bite to eat, nearby Patterson has all the basics.
Diablo Grande's housing costs
The community spans a large area, with small clusters of homes that have been added over time. The first phase went up in the 2000s, and construction has continued in stages since. There is also some open land available for future development. Architectural styles include Spanish and Contemporary-inspired designs, and most houses come with attached garages. Sales usually range from the mid-$300,000s to the mid-$700,000s. HOA dues run about $200 a month, and buyers should also plan for the added cost of fire insurance.
Commuting around the Central Valley or working from home
Realtor Carlos Cantu, with KW Patterson, says many residents are former Bay Area natives who moved to Diablo Grande for its relatively low housing costs and more peaceful surroundings. On a map, the community looks fairly close to San Jose , but skirting the rugged Diablo Range brings the trip to nearly 100 miles, which isn’t practical for many commuters. Fiber internet service is available throughout most of the area, and “the majority of people work remotely or partially remote,” says Cantu, who was born and raised in nearby Patterson. If you’re looking for in-person jobs, it’s only about 30 miles to Modesto , and both Stockton and Merced are about 50 miles away.
Guarded gates and other neighborhood attractions
One reason that Diablo Grande stays so calm is the community's guarded gate along Diablo Grande Parkway. “You don’t have random vehicles coming through,” Cantu says. “It feels very private.” The neighborhood was originally designed around two golf courses. Both are now closed, but residents still use the fairways for sports and exercise. “Every time I go up there, I always see people out walking,” Cantu says. “They walk the cart paths, and there are also some unpaved trails through the hills.”
School options through the Newman-Crows Landing district
The community falls within the highly rated Newman-Crows Landing Unified School District, where students are placed based on their addresses. Families can also request to transfer within or outside the district, but approval isn't guaranteed, and transportation is not provided. The school district does bus students from Diablo Grande to their assigned schools, including Bonita Elementary School and Orestimba High School, both highly rated. The high school offers dual-enrollment courses through Modesto Junior College and more than 10 career and technical education pathways.
Where to eat and shop near Diablo Grande
From Diablo Grande, it’s a little over 10 miles to the city of Patterson, which has a few grocery stores and a Walmart Supercenter. Patterson also has some fast-food chains, and Cantu says that Javi's Fine Mexican Food Restaurant is a popular dinner spot. “Lots of people come down to Javi’s to socialize and meet up with friends,” he says. For more dining and shopping options, there are several destinations within a 35-mile drive, including:
- Tracy, home to the West Valley Mall and multiple sit-down restaurants
- Turlock, with big-box retail and fast-casual restaurant chains
- Modesto, which has a two-story indoor mall and a walkable downtown area with restaurants
