Carson is a sprawling rural destination divided by Interstate 95
Carson is a Central Virginia destination that straddles Dinwiddie, Prince George and Sussex counties. Back roads and waterways wind their way through a distinctly rural setting of farmland and mature trees, while churches dot the quiet landscape. “It’s a rural, close-knit community, mostly an agricultural area,” says Jimmy Taylor of Prince George Realty, who sells homes throughout the region. “You don’t have the utilities you would have in more suburban areas. It’s predominantly well and septic.” Despite the setting, residents do enjoy relative convenience. I-95 runs through the center of the community, providing access to the amenities of larger cities such Petersburg and Colonial Heights.
Non-HOA homes come standard with lots of acreage
The community’s defining residential feature is space. Non-HOA homes sit on large lots, including several that offer additional acreage. Many are hidden, set back from the road along gravel driveways. This offers homeowners an additional level of privacy. Offerings include homes built from the 1920s through the present day. Ranch-style homes are prominent among the established housing. A variety of contemporary homes have been built in the 2000s. Prices range from the high $100,000s to the mid-$300,000s. “It’s slightly more affordable, but it’s quickly catching up,” Taylor says. “You’ve got several builders pumping out homes in the area.” The region’s climate is characterized by hot, humid summers and cold, but not necessarily snowy, winters.

The landscape lends itself to rural recreation. “If you like hunting and fishing, it’s the place to go,” Taylor says. The Appomattox River in Petersburg leads to Lake Chesdin, a premier recreational destination that is a haven for boaters and anglers. Shands Park is a walkable waterfront green space just outside the community that offers bankside fishing and a playground. Nearby trails are popular spots for motorcycle and ATV riders. South Fork Motorcross Park just outside the community is a Sussex County venue that offers additional off-road adventures.
Travel is required for shopping and dining
Dining and shopping options are concentrated along the I-95 corridor outside the community. The closest restaurant is Cathy’s Grill, popular for its comfort food. South Crater Square Shopping Center is anchored by an Ollie’s Bargain Outlet and several restaurants. Next door is Bon Secours-Southside Medical Center. Dollar stores offer a convenient retail option in nearby Stony Creek. Downtown Petersburg is known for its contemporary dining scene. Featured destinations include Croaker’s Spot and Comeback Burger. Southpark Mall, Walmart and Target are just across the river in Colonial Heights.
Three school districts serve the community
Students living west of I-95 would typically attend Dinwiddie County Public Schools, a district that earns a B from Niche. Students living on the community’s south and east sides would typically attend either Prince George County Public Schools or Sussex County Public Schools, rated B and B-minus, respectively by Niche.
Interstate provides access to nearby cities
Residents of this car-dependent community can hop on I-95, which essentially splits the community in two, for travel to regional destinations. The interstate provides a direct route to Petersburg and Colonial Heights. State Route 604 on the community’s west side connects to I-85 for an alternative route to both cities. State Route 703, known locally as Carson Road, is the community’s primary east-west roadway. It connects to I-85 outside the community and provides access to a pair of major regional employers. The Amazon Fulfillment Center and Walmart Distribution Center are each about 20 miles away in northern Dinwiddie County. Richmond International Airport is about 40 miles north via I-95.The community's CAP Index score of 1-out-of-10 signifies an area with the lowest possible crime rate.
