With its palm trees and water views, newcomers to Discovery Bay might think they’re on the ocean. But this inland Northern California community is just 20 miles from Stockton and about 65 miles from Oakland and San Francisco, surrounded by farmland. The water views are thanks to the system of freshwater dikes the homes are built on, which offer residents picturesque views of the bay. These views are what entice many to purchase in the area. However, even those who don’t have water views, like the homeowners living in Discovery Bay’s planned communities further east, still enjoy access to Stockton and affordable home prices. “For the quality of homes you get in Discovery Bay, the prices are low, especially for the Bay Area,” says Sarina Garoutte, a Realtor with eXp Realty of Northern California who sells throughout the Bay Area. “And if you compare it to an area like Antioch, the house prices are about the same, but you don’t get that access to the water, and you don’t get the nice scenery.”

Cornell Park a cherished gathering place nestled in the heart of Discovery Bay.
Cornell Park offers ways to stay active
Residents often head to Cornell Park for fresh air and exercise. This green space offers basketball courts where visitors can shoot hoops and a large soccer field for kicking the ball around. The tennis and pickleball courts are often busy with friends challenging each other to games, and the colorful playground is an after-school go-to for many families with kids. Golf fans can join the Discovery Bay Country Club, which offers challenging play on the 18-hole course. For indoor activities, residents head into nearby Brentwood and bowl a few games at Bowlero Brentwood or join the Delta Valley Health Club for their gym and fitness classes.
The bay in your backyard
The homes along the water were built in the 1970s and 1980s and are roomy, about 2,000 square feet or more. They sit close together on streets lined with palm trees. Prices range from $625,000 for 1,700 square feet to $3.2 million for 8,500 square feet. In gated communities along the community’s eastern edge, the homes are newer, built in the early 2000s and 2010s, and also sit close on small lots. Homeowners get creative landscaping their front yards with plants and decorative stones and building patios or small pools in backyards. Prices range from $530,000 for 2,600 square feet to $1.2 million for 4,000 square feet. Condos and townhouses are also available for those wanting a home with a little less upkeep. They range from $410,000 for 1,300 square feet to $790,000 for 1,700 square feet.

Shop and dine along Discovery Bay Boulevard
Residents don’t have to leave the community to run errands. At Sandy Cove Shopping Center, they stock up on groceries at Safeway, grab essentials at CVS and get their caffeine fix at Starbucks. Discovery Bay Shopping Center offers a nail salon and gas station, and the cluster of businesses off Discovery Bay Boulevard includes a hair salon and a chiropractor’s office. There are also several restaurants within the community, including local favorite DB Steakhouse, a sports bar and grill where patrons can watch the game and get a casual bite.

Liberty High School is shaping the future leaders of Discovery Bay with excellence and pride.
Liberty High gives students learning options
Multiple elementary schools, one middle school and one high school serve the neighborhood. Children may start their education at Discovery Bay Elementary School, which has an A-minus on Niche, then head to Excelsior Middle School in Byron and Liberty High School in Brentwood. Excelsior Middle has a B on Niche, and Liberty High has an A-minus. Liberty High serves around 2,800 students and has a student-teacher ratio of 22-to-1. It offers students learning academies focusing on Business and Technology, Health Careers, Teaching and Learning Careers and Arts and Humanities.

Take CA-4 to Stockton
Though Discovery Bay can feel perfectly secluded, it’s pretty accessible to nearby cities. Brentwood is nine miles west and Stockton is about 20 miles east. “I think that’s a common misconception — that Discovery Bay is really remote. But it’s more centrally located than people might think,” Garoutte says. Residents can easily get to Stockton using California State Route 4, which runs along the neighborhood’s southern side. CA-4 also runs west towards Oakland and San Francisco. The 65-mile trip takes a little while as the roadways navigate to the north of Mt. Diablo, which separates Discovery Bay from the Bay Area's west side.
