A sprawling foothills neighborhood
A name like Challenge-Brownsville might leave buyers wondering what living in the neighborhood is like. However, residents find their rural community easy-going. Homeowners can live on large land parcels with plenty of privacy, buy from local businesses and not have to venture into more crowded residential communities in Yuba County. The neighborhood puts people in the Sierra Nevada foothills, a sought-after location for those looking for a slower pace.

Modern Traditional cabins in the hills
Challenge-Brownsville is fairly spread out, giving it a more remote feel rather than resembling a traditional neighborhood. Challenge-Brownsville was built out over time, so homes don’t have a set look or uniform stress. Large spaces separate one home from another. “Most of them are older, at least 30 years old, but there are a few newer ones,” says Kathryn Springsteen, a Realtor with eXp Realty of California who is familiar with the area. “It’s cheaper than other areas around Dobbins, but it's also farther out. A lot of people like being away from the traffic and the street lights. People don’t want to pay as much if they’re so far out and they’re paying for fire insurance.” Neighborhood homes are Modern Traditional, with rustic features like big porches looking out over multi-acre lots. Buyers spend from $200,000 up to $500,000 when purchasing one of these homes.

It is one of the first public schools in California to open its doors to students. Today, the school focuses on college and career readiness.

Ponderosa Park and nearby lakes
While many residents enjoy an acre or more of their own land, there are few public parks in Challenge-Brownsville. Ponderosa Park and Community Center is a local park that provides kids with a playground and a picnicking space. Small ponds dot the neighborhood, but locals leave the neighborhood for swimming and boating. Lake of the Springs is 10 miles south, and Bullards Bar Reservoir is a 20-mile drive east, so residents are within an hour of multiple bodies of water. These lakes are popular locations for boating, fishing and swimming.

Local restaurants and stores
As Challenge-Brownsville is fairly removed from other communities, it created its own ecosystem of businesses out of necessity. “You’ve got a few local businesses, so people don’t always have to drive into town,” says Janice O’Brien, a Realtor with RE/MAX Gold who has previously sold in the area. “People who buy in Challenge-Brownsville like being so far out of town.” Residents will not find a busy retail center but can shop for essentials at Dollar General or Gold Eagle Market. Instead of driving all the way to Yuba City, locals can dine out at the Brownsville Station Cafe or grab a coffee from Mountain Top Coffee Shop.

Driving and dirt roads
Residents will need a car to get around the neighborhood. Quincy La Porte Road is the neighborhood’s main road, leading in and out of the neighborhood. This road leads 30 miles south to Yuba City and 35 miles south to Marysville. “Challenge-Brownsville is even more remote than Dobbins,” says O’Brien. “A lot of people live on dirt roads. It’s one way in, one way out. Residents have to be very well-educated on how to navigate fire routes. You can also get snowed in, so there’s a risk of being stuck in the winter.”
