Foothills community outside Marysville
Outside of Marysville on the hills of Yuba County, Loma Rica is a residential neighborhood offering buyers wide open space. “People move here because it is a beautiful area in the lower foothills, above the fog but below the snow. It's mostly rural properties,” says Sylvia Rhinehart, Century 21 Realtor and longtime Loma Rica resident. “It’s an absolutely gorgeous place to live.”

Buyers look to Loma Rica for large lots
The size of the lots draws buyers out of Marysville and Yuba City to Loma Rica. “Most people have big properties,” says Kathryn Springsteen, a Realtor with eXp Realty of California and a resident of Loma Rica. “A lot of people have animals and fruit trees or olive trees on their land.” Often, multiple acres separate properties. Some buyers purchase lots with plans to build a custom home, selling from $80,000 to $350,000 depending on acreage. “You can't reach out for a cup of sugar because there is so much acreage between you and the next property,” says Rhinehart. Turn-key properties in Loma Rica sell from just under $500,000 to nearly $1 million, depending on the size of the home and its property. Most of these homes are older, having been built 30 years ago or more, and are typically Modern Traditional style.
