The South Georgia city of Douglas is a small, growing community with a reach that extends to the skies. While agriculture is still king here, industry is spurring growth. So now, along with the cotton and soy, locals are manufacturing everything from airplane parts and fuel additives to snacks and pet food. This, along with its highly rated schools and proximity to larger cities, has made the small town of almost 12,000 increasing popular. Long-time resident Regan Tanner, a broker with Keller Williams Middle Georgia, says the town has maintained its rural feel amid the growth. "It just feels like a community rather than being another number in a bigger city," she says. "It's less suburban and very rural with all of the things you would still want to have access to."

Homes in Douglas go for below the national median
The median home price in Douglas is $215,000, well below the national and state median. The Gaskin Avenue Historic District has a large collection of Queen Anne homes dating back to the late 19th Century. Tanner says home prices are steady following a significant increase when remote workers relocated to town during the coronavirus pandemic.

The Martin Centre serves as a landmark in historic downtown
Local restaurants and shops are concentrated in what Tanner describes as a "bustling" historic downtown. "It's very walkable and easy to get to anything," she says. The Martin Centre, a downtown landmark where red neon lights emit from the building's 1940s art deco façade, has hosted performances from Mark Willis and North Mississippi Allstars.
Downtown Douglas has lots of shops, all within walking distance of each other.
The Marin Centre is the go-to place for shows and concerts of all types in downtown Douglas.

Students attend Coffee County schools
The city is served by the Coffee County School District, which gets a B-minus on Niche. Residents were thrilled when Coffee County High School brought home its first state championship in 2023. "South Georgia is like Texas when it comes to football,” Tanner says. “You go out to the high school football stadium, and it's like going to a college game. It's that many people, the stadium is big, it's very lively." Higher education options include the two-year South Georgia State College and Wiregrass Georgia Technical College.
Coffee High School's impressive 15-0 football victory in 2023 is something the whole city is proud of.

Douglas is within 200 miles of big cities
Metropolitan areas within 200 miles are Jacksonville, Savannah and Atlanta. Beach destinations include Amelia Island off the coast of Florida and Jacksonville Beach. "There's just all kinds of things you have great access to in a very quick amount of time, but you're not right up on all of the cities," Tanner says. The nearest major airport is Jacksonville International Airport, 109 miles away. Connect Douglas has four bus routes throughout the city.
Jacksonville Beach, Florida, is about a three-hour drive away, making for a great getaway to the beach.
Douglas does not have a public bus system. However, there are a few specialty bus services available.

A unique landscape at Broxton Rocks
Most Douglas residents live within a 10-minute walk of a public park. Broxton Rocks Preserve's unique landscape includes exposed sandstone, cliffs and waterfalls. It is home to the rare gopher tortoise and a succulent herb otherwise found only in Cuba. Locals enjoying fun on the Satilla River at General Coffee State Park.
You can hike out to the waterfall at Broxton Rocks Reserve to enjoy nature at its best.
Come and enjoy the lake and go fishing or rent a canoe at General Coffee State Park.

Humidity makes for hot summers and cold winters in Douglas
Georgia’s muggy, humid climate makes for long and hot summers and short but cold winters. Falls and springs are warm and short. According to Georgia Bureau of Investigation statistics, Coffee County's crime rate dropped 16% from 2022 to 2023. The statistics show that the crime rate per 1,000 people in adjacent Ware County is more than double that of Coffee County.
The best place to be on a hot summer day in Douglas is outside on the lake.

Vendors line downtown streets during the Gopher Tortoise Festival
The Douglas-Coffee County Chamber of Commerce frequently creates new events, such as the Gopher Tortoise Festival, which features arts and crafts and food vendors. At the Wings and Things Festival and Fly-in, launched in 2023, antique military vehicles and warbirds park at the Douglas Municipal Airport.
Downtown is home to many events, such as the Gopher Tortoise Festival.
The World War II Flight Training Museum can be found at the Douglas Municipal Airport.
