Two halves to the rural community of Douglass Township

Douglass Township covers a large swath of Berks County, with the north and south ends of this rural community possessing their own characteristics. The northern half predominantly features older homes, some dating to the early 1900s, as well as local businesses, while the south end has a lot of newer houses and shopping centers. "Housing here is very affordable, and there's easy access to highways." says Regina McLaughlin Williams, broker/owner for RE/MAX Synergy, who’s lived in the area for 18 years.

Ranch-style homes starting in the $200,000s

Homes from the 1900s and 2000s are along winding country roads with an average lot size of an acre. "Because it's so rural, there is no access to public sewers, so homes need larger yard space for installing a septic system," Williams says. Home styles and sizes vary depending upon the location and year built. Many of the older homes are farmhouses, Cape Cods or ranch-styles, while newer houses are mostly colonial revivals. Homes typically sell for $200,000 to $600,000. Douglass Village is a 55-plus area with manufactured homes from the 2000s that usually go for $200,000 to $300,000. The CAP Index gives Douglass a crime score of 2 out of 10, lower than the national average of 4.

The Schuylkill River Trail is a multi-use path that extends 120 miles from Schuylkill County, through Berks County and all the way to Philadelphia. The trail is accessible in the south end of the township from Squirrel Hollow Road. And Ganshahawny Park has a boat launch to access the Schuylkill River and a picnic area along the water. For indoor recreation, Jay Lanes is a bowling alley along Benjamin Franklin Highway and there’s an AMC movie theater in Pottstown.

Local dining staples include Little Oley Tavern

Redner's Warehouse Markets and Kimberton Whole Foods is just west of the township along U.S. Route 422 for groceries. There's also Wilcox Farm in the north end, which offers farm-fresh produce, milk and eggs. Along Farmington Avenue, the Little Oley Tavern is a family-owned bar with American favorites. One of Williams' favorites is the Yellow House Restaurant inside the Yellow House Hotel. Built in 1801, the building originally served as a stagecoach stop and country store for travelers but has evolved into a hotel and restaurant. And Gracie's 21st Century Cafe is a fine restaurant that’s been open since 1988. For a more extensive shopping selection, residents can travel 2 miles east to Pottstown for Target, Walmart, Aldi and Giant. There’s also niche retailers like Petco, T.J. Maxx and Dick's Sporting Goods.
