Rural land and suburban landscapes in Douglass Township

Douglass Township is a rectangular swath of countryside in eastern Pennsylvania, where suburbs and farmland coalesce into a tranquil landscape. Nearly half of the Montgomery County township is agricultural land, but it still offers a tale of two environments: below its rural northern section is a densely populated southern half, which also contains the Census Designated Place of Gilbertsville. “Douglass Township has a refreshing, rural feel,” says Dawn Kummerer, an associate broker with Realty One Group Restore. “The suburbs blend in – you have a little bit more space in between the homes and there is more comfortability. There is a whole lot of community involvement. There are a lot of parks and it’s more outdoorsy with things for people to do. I feel like that’s what the big draw is to that area.” Douglass Township offers a respite from the busy city life of Philadelphia and Allentown while resting on the edge of Boyertown and Bechtelsville.

A variety of housing layouts in Montgomery County

Homes are sparse in the northern half of Douglass Township, while the southern half is far more populated. Single-family properties are commonly ranch-style and colonial-style homes, though Douglass Township also offers some Cape Cods and split-levels. Most homes date to the late 20th century, and some lots on the north side are an acre or more. “There is a mix,” Kummerer says. “In Douglass Township, there are newer homes. There is more of a sprawling feel to it because you have more open land.” Single-family homes typically cost between $320,000 and $600,000, while townhouses often run between $300,000 and about $400,000.
