There are several residential subdivisions in Riverview, and most homes were built from the 1990s through the early 2000s. “There is a bit of new construction, but Riverview is more of an established community,” Rush says. Homebuyers will find a mix of ranch-style and New Traditional homes, many of which feature finished basements and open floorplans. Tree-lined lots average over half an acre, giving residents plenty of room for a deck or pool. Subdivisions like Harrison Knoll, Otter Run and Riverview Estates have HOAs and require residents to pay dues. “The homes in Riverview Estates tend to be on the bigger side; they’re typically over 2,500 square feet,” Rush says. Prices typically range from $375,000 for a smaller three-bedroom home to $560,000 for a larger four-bedroom house. Riverview's overall CAP Index Crime Score is 1 out of 10, significantly lower than the national average of 4.

Kayaking and fishing at McGinnis Pond
Tucked in the northern half of Riverview is McGinnis Pond, a 38-acre lake with a public boat launch. The ramp attracts, kayakers, canoers and anglers alike – and the lake is known to have a steady supply of largemouth bass, black crappie and blue gill. “There’s also a nice area for people to park their cars and fish right out the back,” Rush says. Over in the Riverview Estates subdivision is a small green space with a covered pavilion and playground.
Less than 5 miles south is Killens Pond State Park, which charges a daily entrance fee from March through November. Named for its 66-acre pond, the park is a popular destination for fishing, kayaking and pedal boating. Several nature trails weave through the park’s mature forests, and the Killens Pond Water Park is open each weekend from Memorial Day through Labor Day.
McGinnis Pond, a 38 acre lake in Riverview, is a popular spot to launch and fish for bass.
Port Mahon Fishing Pier is a public space 25 minutes north of Riverview.

Both highways run north-south throughout the entire state, and US 13 leads about 12 miles north to Dover. Wilmington Airport is about a 55-mile drive away via DE 1 and offers domestic flights through Avelo Airlines and American Airlines.

Riverview is about 10 miles south of Dover Air Force Base, the largest employer in Kent County and home to over 11,000 Airmen, joint service members and civilians. The base is split between the active duty 436th Airlift Wing, known as the Eagle Wing, and the reserve’s 512th Airlift Wing, known as the Liberty Wing. Each May, residents can head to the Thunder Over Dover and watch as the United States Air Force Thunderbirds and the United States Navy Blue Angels fly overhead.
