Quaint community next to shopping plazas

Tucked behind a major commercial section of U.S. Route 13, White Oak Farms is home to about 500 residents who reap the benefits of living near chain restaurants and department stores. “It’s a great starter home opportunity near shopping and ease of commute since you’re right there on Route 13 and Route 1, the two main north-to-south corridors," says Todd Stonesifer, a local Realtor with The Moving Experience. Residents can run errands and grab dinner along U.S. Route 13, or head to nearby green spaces like Dover Park. In contrast with these modern-day amenities, an 18th-century jaunt back in time is less than 2 miles away at The Green, a national park where the Constitution was ratified in 1787 and that continues to highlight Dover’s significance as the capital of the first state.

Ranch-styles and split-levels from the ‘60s and ‘70s

There is very low housing inventory in White Oak Farms, with only five homes having been sold in 2023. When available, buyers can expect ranch-style and split-level homes built in the 1960s and 1970s, some featuring more recent renovations from 2023 and 2024. Sizes typically range from 1,000 to slightly more than 1,500 square feet, and price tags are generally between $230,000 and $330,000. “This area is attracting first-time start-up buyers, with an appeal to a smaller household size,” Stonesifer says. “There are a fair amount of rentals and entry-level investment properties, so it’s also attracting those embarking on their real estate portfolio.” Narrow sidewalks line the neighborhood’s streets, and many homes feature fenced-in backyards or detached garage additions. The southeastern section of the community is part of the Dover Housing Authority, which provides federal government-assisted housing for low-income and elderly residents. White Oak Farms has a CAP Index Crime Score of 6 out of 10, higher than the national average of 4. This overall crime score is primarily driven by higher-than average scores in larceny and burglary.

Ample outdoor space at Dover Park and Silver Lake Park

The entrance to Dover Park is about a block from the southeastern side of White Oak Farms, which makes it walkable for neighborhood locals. “Dover Park is one of my favorite parks in town,” says Carolyn Courtney with the City of Dover Parks and Recreation. “It’s undergoing some major renovations that we’re hoping to close by the end of the summer of 2024.” She says that in addition to the painted pickleball and tennis courts, athletic fields and disc golf course, the city is building a spray pad and a handicap-accessible playground. “There will also be a small building where the community can meet and hold baby showers and things like that.” On the west side of U.S. Route 13, Silver Lake Park offers more than 180 acres of wooded trails and green space along Silver Lake, which feeds into the St. Jones River. “We don’t allow swimming in Silver Lake, but we do allow fishing and boating for motorboats up to 18 feet long with a max horsepower of 115,” Courtney says. She mentions that participants look forward to hopping into a kayak or canoe to compete in the Mayor's regatta, which takes place on Silver Lake in the fall. “We bring in an environmental scientist to educate everyone on how environmental things affect the lake, like stormwater,” she adds. Within the neighborhood, Williams Park is a small pocket park on the north side with a playground and basketball court.

Career pathways and international opportunities at Dover High

Students may attend the Capital School District, which earns a B-plus from Niche and has an average student-teacher ratio of 15-to-1. Kids in kindergarten through fourth grade can attend Towne Point Elementary School before moving on to William Henry Middle School for fifth grade. Both schools score a C-plus from Niche. Older kids may attend the Middle School of Excellence, which opened its doors in 2023 as part of the brand-new Dover Middle School Campus and is not yet ranked by Niche. Dover High School scores a B-plus and offers several career and technical education programs, including a Nursing and Patient Care Education Pathway through which teens can take the Delaware CNA certification test. The high school’s Japanese Club works closely with its sister school in Kakuda, Japan. Dover hosts Japanese students each March, and Dover students have the opportunity to visit Kakuda in June. Residents are less than 3 miles south of Delaware State University, which is one of the country’s 107 Historically Black Colleges and Universities.

Traveling back to the 18th century at The Green

No more than 2 miles west of White Oak Farms, First State Heritage Park – coined “The Green” – preserves Dover’s historical significance through colonial-era museums, boutiques and city-wide events. “The Green is where Delaware became the first state when they ratified the Constitution," Stonesifer says. “There’s quite a historic presence there.” Overlooking The Green, The Old State House was the former capitol building in 1791 and is now a free, public museum. Each May, the community puts on their best 1700s-era garb and comes together at First State Heritage Park to celebrate Dover Days, and in November, the park offers visitors a chance to travel back to the 18th century with demonstrations from woodworkers, soldiers, brewers and more.

Commuting through Delaware on Route 1

A perk of living in White Oak Farms is proximity to U.S. Route 13 and Delaware Route 1, which both run north-to-south through the state of Delaware. Residents can hop onto Delaware Route 1 and drive south for 45 miles to Rehoboth Beach or north for 40 miles to Wilmington Airport, which offers domestic flights through Avelo Air and American Airlines. There are also a few Delaware Authority for Regional Transit, or DART, bus stops peppered throughout the neighborhood.

Run errands and dine at chain restaurants by Route 13

Proximity to a major commercial section off U.S. Route 13 means that residents can access a variety of restaurants and shops. “This commercial corridor has taken on an evolution where it’s mostly all chain restaurants,” Stonesifer says. “But there are still a few mom-and-pops.” Just south of the neighborhood, Dover Hollywood Diner serves classic American breakfast, lunch and dinner. A half-mile from there on Division Street, Little Grocer is a local deli attached to the popular Mommom’s Ice Cream Shop. “Little Grocer is a hidden little gem of a sandwich shop, and Mommom’s is the best ice cream in town,” Stonesifer adds. Back on Route 13, chain restaurants include sit-down spots like Olive Garden and Red Lobster, while more casual options include Mission BBQ and Domino’s. Diners can also grab Indian cuisine at Flavor of India, Mediterranean at Paras Grill & Gyro and Salvadoran dishes at El Pipil. The Greene Turtle offers an expansive dining room and bar setting, catering to both dinner and game-watching guests. Also in this commercial area, there are pharmacies, salons, banks and storefronts like Kohl’s, Joann Fabrics and Dollar Tree. While there is a Lidl about a mile south down the highway, residents can get groceries at Safeway and household essentials at Target.
