A residential community east of Dripping Springs
Winding suburban roads make up Highpointe, a neighborhood on the eastern outskirts of Dripping Springs in south-central Texas. The community is entirely residential and removed from Route 209 and the major commercial areas of Belterra, imbuing it with a quiet atmosphere in a central location. “What’s neat about it is it’s kind of tucked away, quaint and quiet,” says Jeff Hendricks, a Realtor with Team Price Real Estate, “but you have access to everything the Belterra area has to offer, and you can hop in a car and have access to all the Hill Country has to offer as well.” While a relatively newer neighborhood, Highpointe remains in the orbits of Belterra and Dripping Springs, the latter of which has continued to grow since its inception in 1981. “It’s pretty tight-knit,” Hendricks says of Dripping Springs. “Back in the day, the town used to be one stoplight. Our town has swelled over the last five to seven years, but it still has a small-town feel to it and the core values remain. That’s the allure.”
Highpointe is just outside of Dripping Springs and about 45 minutes away from Austin.

Residential streets lined with modern stone facades
Single-family homes dating to the 2000s make up most of the Highpointe real estate landscape, situated within an array of subdivisions. Properties sit close together and typically have small backyards. Some have pools or trees on the lots, depending on the location in the neighborhood, and many have wide driveways. Most have modern stone architecture with Craftsman and Colonial influences, with prices seldom dipping under $600,000 and sometimes ranging up near $1 million. “Housing is a little bit on the higher end, but it’s kind of your standard traditional Craftsman and some mid-century moderns as well,” Hendricks says. “You could break into the neighborhood for about $650,000, but you can go all the way up into the low seven figures.” Highpointe has a CAP score of 1 out of 10, significantly lower than the national average of 4.

Shopping and dining out at Belterra Village
Locals can head less than 5 miles north to Route 290 to dine out. “There aren’t a ton of chains, and that’s what’s neat about Highpointe,” Hendricks says. “One of the favorites over there is called The League Kitchen & Tavern, which has a big local draw. There’s a new Italian restaurant, called Cousin Louie’s, that used to be an old burger shack and recently converted.” Both restaurants are in a large commercial district on the north end of Belterra and sit near the Belterra Village shopping complex.
Other stops include Freebird World Burrito, Hat Creek Burger Company and Simply Pho House on the sides of 209. “They’ve added apartments, restaurants, shopping, dining and movie theaters,” Hendricks says of the commercial hub. Backspin Texas Sports Bar & Grill has indoor and outdoor dining with televisions lining the walls, and moviegoers can catch a film on the big screen at EVO Cinemas Belterra Village + IMAX. An H-E-B along 290 is one of the closest grocery stops to the neighborhood, about 4 miles north of central Highpointe. And fans of Texas barbecue living in Highpoint relish the fact that they’re less than 10 miles from Driftwood, home of The Salt Lick, where the Roberts family has been serving their famous family recipes since 1967.

Three schools for students rated an A or higher
Students can attend grade school within the Dripping Springs Independent School District. Sycamore Springs Elementary School and Sycamore Springs Middle School both receive A grades from Niche and are located at the same address. “Folks can actually take their kids to school on a golf cart, so that’s pretty interesting and convenient,” Hendricks says. Dripping Springs High School gets an A-plus from Niche and sits less than 10 miles away. Dripping Springs High also received recognition for being named to the AP School Honor Roll in the fall of 2024.

Annual events celebrating the Dripping Springs community
When the weather gets warm, locals can head west to Dripping Springs, which puts on First Fridays each month to spotlight local creators and businesses. “They have different vendors and different themes each time,” Hendricks says. “It’s amazing to see how the community all comes together and rallies around, and all walks of life are out there enjoying each other.” The events typically feature live music and food vendors.
Another annual celebration commemorates the city itself. “The biggest festival is called Founders Day,” Hendricks says. “It’s so well-attended that it’s supposed to be a local event, but it draws people from all over Austin. It’s unbelievable. It’s a three-day festival with a parade, barbecue, games and rides.” Live music from the festival’s main stage fills the air during all three days, and admission is free.
Traversing Texas on Route 290
Route 290 is the closest main road to Highpointe, and drivers can reach it about 2 miles north of the neighborhood. “Highpointe is pretty equidistant from a lot of stuff,” Hendricks says. “It actually sits in an amazing spot.” Route 290 connects the area with Austin and runs all the way east to Houston, spanning over 250 miles. Austin is less than 25 miles east.
Few local parks in the Highpointe area
Highpointe residents have to travel to get to local parks and outdoor sites for recreation. The Dripping Springs Sports & Recreation Park sits less than 10 miles west of the neighborhood. Visitors to the park can walk trails, shoot hoops or play baseball, and the facility also has a horseshoe-throwing pit, a playground and picnic areas. Farther out, the area gives way to the Hill Country, which is dotted with landmarks and nature preserves. “Dripping Springs is called the ‘Gateway to the Hill Country,’” Hendricks says. “The further you go west outside of Dripping Springs is where you truly hit all the Hill Country has to offer.”
Locals can also find more outlets when it comes to drinks and events. The Dripping Wine Trail includes three different local wineries, and multiple breweries and distilleries also call the area home. “You could spend a whole day there and still not hit all of them. It’s pretty cool. Dripping Springs is also home to over 70 wedding venues. They call it the ‘Wedding Capital of Texas,’” Hendricks says.
