In the early 2000s they started building Dublin Ranch, and it’s really taken off,” says Realtor Flavio Amaral of Re/Max Accord, a longtime East Dublin resident. “There are a lot of families moving here for the schools, and tech workers who commute to Silicon Valley. It’s a vibrant, young community and a fast-growing community.”

Dublin Ranch offers a mix of single-family homes, townhomes and condos, most of which were built between the early 2000s and the 2010s. Most of these homes feature Mediterranean Revival flourishes like stucco walls, red-tiled roofs and arched doorways and windows. The streets are lined with manicured lawns, small trees and well-maintained sidewalks. Single-family homes typically list for between $1.8 million and $3 million. Townhomes and condos offer a more affordable option, listing for between $700,000 and $1.5 million.

Students can attend the brand-new Emerald High School
Students can start their education at Harold William Kolb Elementary, John Green Elementary or J.M. Amador Elementary, all of which earn A ratings from Niche. For middle school, students move on to Eleanor Murray Fallon School, also given an A. The last four years can be spent at newly built Emerald High School, which opened in 2024. The campus features a very large athletics facility, with a brand-new gym, eight tennis courts, a wellness center, a weight room and a swimming pool. “Dublin schools have risen in the ratings over the last decade. They’re some of the best rated in the East Bay today,” Amaral says.

Big-box stores, chains and diverse dining close to home
There are several large shopping plazas within 2 miles of Dublin Ranch with a wide selection of major chains and local businesses. There’s a diverse range of dining options in East Dublin, including everything from Korean hot pot to Indian cuisine and Latin American staples. Across Dublin Boulevard, walkable from some homes on the southern side of the neighborhood, there's an Indian grocery and a collection of Indian restaurants, plus Mayflower Restaurant, serving upscale Chinese. Big-box stores and grocery chains are plentiful in this area. Target, Trader Joe’s, Whole Foods, Walmart, Best Buy and PetSmart are all just a short drive away. The neighborhood is about 35 miles to San Jose and 40 miles to downtown San Francisco, the region’s largest employment centers. For those who prefer rail travel, the Dublin Pleasanton BART station is about 4 miles away. “We’re well positioned for commuting to Silicon Valley. That’s why we’re getting so many tech workers,” Amaral says. The nearest hospital is the Stanford Health Care – Tri-Valley, about 2 miles away.
