About 80 miles from the Oklahoma City metro area, Duncan is a small but growing part of southern Oklahoma. The city is named after William Duncan, who opened a trading post in the original founding of the city. Duncan became the county seat of Stephens County when Oklahoma gained statehood in 1907, and it has been an agricultural and industrial hub throughout its early years. Currently, Duncan has a population of about 22,000, according to the 2020 US Census. The healthcare industry, namely Duncan Regional Hospital, is the biggest employer in the city. The Family Dollar distribution center is a major employer, as well as Halliburton, a major energy manufacturer. “Duncan is growing every day, and there’s some big things coming,” says Cace Robertson, a Realtor with Land Pros Real Estate who grew up in Duncan. “The city has said Duncan is open for business and that its trying to grow.”

Homes priced below the national average
Duncan has a median home price of $155,000, and single-family homes are the primary option around the city. Many homes throughout the city were built between the 1950s and the 70s, many sitting on a quarter-acre. Housing styles vary from midcentury ranch homes to brick homes or modest bungalows. Though there aren't too many new builds around Duncan, there are lots for sale on the outskirts of the city. “There is a housing shortage, but as far as cost of living, its one of the most affordable in the state and the country,” Robertson says. Waterfront activities at Duncan's lakes
Though Duncan is on a land-locked part of the country, waterfront activities are just a few miles away with the city's four man-made lakes. Duncan Lake, Clear Creek Lake, Lake Humphreys and Fuqua Lake were initially built as reservoirs between the 1940s and 1960s but are currently used for recreation. Everything from fishing and boating to camping is available year-round. Clear Creek Lake also has several hunting areas for those with permits. In addition to the nearby lakes, Duncan has nearly a dozen parks and recreation areas spread throughout the city. The Heritage Trail is a recent addition to the city's park system, spanning over 3 miles. Golf is also huge in the area and there are several public and private courses around the city.

Rodeos at the Stephens County Fairgrounds
As the county seat of Stephens County, Duncan is home to county fairs, trade shows and the county fair. The city has a fair share of rodeos throughout the year as well. The Stephens County Fairgrounds is home to the Ram Prairie Circuit Finals and Red River Ranch Round-Up Rodeo, which are both filled with cattle herding, activities for kids and local vendors. Throughout the year, residents can find weekend entertainment at the Chisholm Trail Casino. The Chisholm Trail Heritage Center & Garis Gallery of the American West is a large complex with several art exhibits and rotating events throughout the year.
Duncan's Main Street
For the most part, restaurants and shopping options are spread out throughout the city. Most of Duncan's shopping centers are along Highway 7, where residents can find fast food options, sit-down restaurants and stores like Walmart. Duncan's Main Street is lined with local boutiques, restaurants and shops.

Duncan Public Schools
Kids in Duncan are zoned to the Duncan Public Schools district, which has a B-minus Niche grade. The district has about 3,330 students in its eight schools. Duncan residents participate heavily in the area’s schools and run programs like the Beautiful Day Foundation that throws birthday parties for students. Many of the area’s universities are in neighboring Lawton, where students can choose from Cameron University, The University of Oklahoma College of Nursing and several others. Private schools like the Trinity Christian Academy and the Excel Learning Academy are also in Lawton.

Low tornado risk
Over the past two years, Duncan reported higher violent and property crime rates than the state and national averages, according to FBI statistics.
Duncan typically has hot and humid summers and mild winters, with the occasional snow or ice. Though most parts of Oklahoma experience tornados, FEMA gives Duncan a relatively moderate risk for high wind events. “You have hot spots in Oklahoma where tornados hit but Duncan’s not one of those places,” Robertson says.

Highway 7 is one of the major roads that runs through the center of Duncan and leads to neighboring eastern and western cities in Stephen County. The city is about 35 miles from Lawton. North and southbound traffic will likely use Highway 81. Duncan is a car-dependent area, as the city does not have a major public transportation system. Duncan is about 80 miles from Oklahoma City and about 62 miles from Wichita Falls, Texas.
