Proximity to Ann Arbor and Toledo boosts Dundee's popularity

Dundee, also known as Dundee Township, has a quaint village with shops and restaurants, a growing collection of new homes, and a well-funded school district. However, one of the township's biggest draws is not what's in its boundaries but what is nearby. "Dundee is a big bedroom community for the Ann Arbor and Toledo metro areas," says Steve Hudkins, a Realtor and co-manager at Berkshire Hathaway HomeServices Kee Realty. "It has really grown over the past 10 to 15 years." In fact, the population grew by more than 20% between 2010 and 2020 and has steadily grown in all but one census since 1930. Dundee's western half is mostly farmlands and crop fields, but the eastern side expands with subdivisions. "With housing that is less than 20 years old and in a lower price range, Dundee attracts a lot of younger families and young professionals," Hudkins says.

Modern growth is in subdivisions, centered around the Village of Dundee

The township's main growth has been in housing developments around the Village of Dundee, an incorporated village at the township's center. The western half of the township has some small subdivisions but is mainly made up of older homes on large farm properties. Cape Cods, bungalows and Victorian cottages are near Dundee's downtown area and on county roads, ranging from $140,000 to $300,000. Ranch-style, Colonial Revival and split-level homes from the 1950s and '60s are in older subdivisions just outside the township's center and range from $275,000 to $400,000. "The area has such significant growth in the pre-recession years," Hudkins says. "Then, there were 300 to 400 vacant lots sitting for a while, but many of those have since been built on." New traditional and modern Craftsman homes from the past 15 years are on those lots, selling between $340,000 to $550,000. Dundee also has attached condos and townhouses, which range from $160,000 to $350,000.

A central location near significant Michigan and Ohio metropolitan areas

Michigan State Highway 50 and U.S. Route 23 intersect in Dundee, near the area's hotels and main shopping centers. Dundee is a halfway point between Ann Arbor and Toledo, about 30 miles from both via U.S. Route 23. Monroe, the county seat of Monroe County, is only 14 miles east on Michigan State Highway 50. ProMedica Monroe Regional Hospital is the nearest hospital. Eugene F. Kranz Toledo Express Airport and Detroit Metropolitan Wayne County Airport are each about 33 miles away.

The land surrounding the River Raisin and its streams in Dundee is susceptible to flooding, but residential structures are only minorly affected.

Three schools share one convenient campus

Dundee Community Schools teaches the township's students, and children learn at Dundee Elementary School, Dundee Middle School and Dundee High School. "The community pours a lot of money into the schools, which is a big draw," Hudkins says. "The high school is less than 15 years old, and they are always making improvements." Each school earns a rating of B-plus from Niche. The elementary and middle schools share one building, while the high school is in a different building on the same campus. High school athletes practice and play games at John D. Craig and Family Athletic Campus, a new complex that opened in late 2023 using funds donated by a former alumnus.

A small, walkable downtown area with local restaurants and shops

Kroger, Dollar General, Cabela's and Tractor Supply Co. are in the township, as well as many fast-food chains like McDonald's, Dairy Queen, Jimmy John's and Taco Bell. Local restaurants along the river and downtown include River's Edge Pizza Pub & Grill and Bricktown Diner & Coney. "The downtown village area is small, but it's close to many of the housing developments," Hudkins says. "It's nice to have the option to walk to restaurants and shops. There's also a walkway along the River Raisin." Downtown Dundee Village also has a hardware store, a kitchen supply store and a few antique shops.

Recreation along the River Raisin and on the nearby farms

The River Raisin winds through the township, and residents fish from its banks and boat on its water. River Raisin Canoe Livery has kayaks and canoes for rent. Wolverine Park is beside the river with a playground, pickleball courts, a pavilion and a stage for local musician performances. One of Dundee's most visited outdoor attractions is Farmer J's Corn Maze. Designs for the mazes are planned at least a year in advance and feature more than 10 miles of cut trails through intricate images.
