Just north of Clearwater and St. Petersburg sits the city of Dunedin, with access to white sands and turquoise waters. “It’s close to beaches, which everyone loves, but it’s not super beachy,” says Amanda Cobeaga, real estate agent with Keller Williams South Tampa. “It’s not Clearwater Beach, which is very touristy. It’s a good afternoon trip for me to go downtown and hang out.” Dunedin is home to about 35,000 residents, with most employed at other cities in the Tampa area. “Possibly they are working at a hospital, like the North Pinellas VA Clinic or Mease Dunedin Hospital,” says Cobeaga. “A lot of people retire there.”

Pristine beaches and popular parks
Half of Dunedin’s residents are within a 10-minute walk of one of the city’s 29 parks, including Hammock Park 's 90-acre namesake green space, which has 5 miles of trails and a treehouse-themed playground. “It’s kind of your main park in Dunedin,” Cobeaga says. The 65-mile Pinellas Trail, a paved greenway that loops around Pinellas County from Tarpon Springs to St. Petersburg, connecting Downtown Dunedin , Harbor Pointe and other waterside neighborhoods. “One of the first things we did when we moved here was rollerblade and bike down the Pinellas Trail,” Cobeaga says. The Toronto Blue Jays hold their spring training camp each March at TD Ballpark in Spanish Acres , “One of my clients comes down from New Jersey just to watch spring training,” says Cobeaga. “They rent out the home for the rest of the year.” Across the Gulf Intracoastal Waterway, the 385-acre Honeymoon Island State Park has 4 miles of white sand beaches, a nature center and a trail. The uninhabited Caladesi Island is only accessible by boat but offers many activities, including fishing, paddling and camping on a boat. Both islands were severely affected by Hurricanes Helene and Milton. Honeymoon Island was partially reopened at the end of November, but Caladesi Island remains closed.

Oldest microbrewery in Florida and a charming city center
Many restaurants offer freshly caught fish and other seafood from the Gulf. Breweries are also popular, including Dunedin Brewery, the oldest microbrewery in Florida. Vendors at the year-round Dunedin Downtown Market sell local produce in Pioneer Park on Saturdays. “One of my favorite things about Dunedin, it has this really quaint, charming little city center,” says Cobeaga. “It’s very walkable.” Regional grocery stores like Publix are scattered throughout the city, while other national chains can be found in Clearwater. “There are no major, major beach hotels, but there are plenty of bed and breakfasts, Airbnbs, along the coast,” Cobeaga says.

Homes on the Intracoastal Waterway
The median price for homes in Dunedin is about $430,000. Homes on the market may be within a flood zone and have experienced damage from the hurricanes. “A lot of people right now are waiting to see what it will cost [to repair or rebuild], what will insurance cover. FEMA has a 50% rule on a property in a flood zone,” says Cobeaga. The rule basically states that if the cost of improvements or the cost to repair the damage exceeds 50% of the market value, it must be brought up to current floodplain management standards. “Depending on the size of your home, it might be possible, but for most it’s not. I’ve been here over 26 years and I’ve never seen anything like this. [These were] 1-in-100-year storms,” says Cobeaga. Midcentury homes are typically on the west side of the city and can start at about $232,000 for a two-bedroom. Late 20th-century homes are more common in eastern neighborhoods like Curlew Crossing and New Athens City , and some new builds and remodels have recently been completed on the waterfront. Homes along the Gulf Intracoastal Waterway are Dunedin’s most expensive, with some in Dunedin Isles reaching into the millions. Condos are also available; a one-bedroom near Main Street can start around $100,000, while a one-bedroom on the water can start at about $300,000. “There are homes there for everyone,” says Cobeaga.

Trade the car for a golf cart
Golf carts are a popular way to get around Dunedin. The city is currently expanding and improving its golf cart infrastructure. While some roads have dedicated bike lanes, the Fred Marquis Pinellas Trail stretches for 65 miles, through the city and down to St. Petersburg. Pinellas County Transit Authority runs several bus routes through the city, with the Freebee Dunedin Loop offering service four days a week. The service is run with electric vehicles. “It’s easy to get to an airport, to the beaches; it’s kind of in the middle of a lot, but not in a busy way,” says Cobeaga. St. Petersburg is about 35 miles south, with Tampa about 30 miles east. St. Pete-Clearwater International Airport is a 12-mile trip and mostly accommodates domestic flights. For more options, Tampa International Airport is about 20 miles away.
Multiple food festivals and a vibrant arts community
Frequent festivals, including the Highland Games and the Orange Festival, are held downtown, which is lined with colorful storefronts and palmetto trees. Dunedin Seafood and Music Festival overlooks the Gulf Intracoastal Waterway at Edgewater Park, while the Dunedin Craft Beer and Food Festival takes place in the fall at Forsyth Barr Stadium. In 2024, almost 12,000 people attended the event. Dunedin is known for its vibrant arts community, and this can be seen in the city’s many murals, including over a thousand oranges painted on businesses and homes throughout the city. The Dunedin Fine Art Center offers classes in over a dozen mediums and hosts several exhibits each year. Residents can enjoy plays and musicals at the Dunedin Showcase Theater or the Progressive Arts Theater.

STEM-focused schools
Dunedin is part of Pinellas County Schools, which is graded an A-minus by Niche. The school district is rated the best in the Tampa area. Many of the public middle and high schools have magnet programs. For instance, students at Dunedin High can enroll in the STEM-based Academy of Architecture, Robotics and Construction Technology. Additionally, there are several private, Christian-based schools within the city.

Downtown Dunedin is known for its vibrant Main Street, full of colorfully decorated restaurants and boutique shops. The streets here follow a grid pattern, with sidewalks leading residents to the action on Main Street. Suburban communities north of Main Street have a laid-back Floridian feel, with palm trees and far-reaching live oaks draped with Spanish moss lining the streets. The bungalow homes here range from a 1940s three-bedroom for $360,000 to a brand-new three-bedroom for $815,000. "The condos near Main Street and on the waterfront have become more desirable for their convenient location," Leida-Goldsmith says. Near Main Street, condos range from a three-bedroom built in the 2000s for $625,000 to a new three-bedroom for $760,000. Near the water, two-bedroom units built in the 1970s can be found for $460,000. They're not on the market often, but the expansive five-to-seven-bedroom waterfront mansions here start around $1.6 million and rise north of $4 million. Every weekend from November to June, people head to the Dunedin Downtown Market on Main Street. The Market has local food vendors, farm stands, artists putting their work on display and live music. In early Spring, folks head to watch the Toronto Blue Jays' Spring Training games at their facility 3 miles from Main Street.
Elizabeth Skinner-Jackson Park is a popular outdoor space with a playground, basketball court and picnic areas with ample tree cover providing shade from the Florida sun. Students may attend Pinellas County Schools, graded an A-minus overall by Niche. They begin at San Jose Elementary, continuing to Dunedin Highland Middle School, both rated a B-plus. They round out their education at Dunedin High, which received a B. On Friday nights, everyone in town goes to see the Falcons play. At halftime, the Highland Band takes the field wearing kilts that pay homage to the community's Scottish heritage.
