An upscale mountain lifestyle being discovered in Cagle-Fredonia
The plateaus of Cagle Mountain and Fredonia Mountain sit side by side, with roads running up the slopes from the town of Dunlap to the community of Cagle-Fredonia. The quaint, rural character of the area has always attracted residents wanting a little more peace and privacy. But as newer gated communities and clubs grow, Cagle-Fredonia increasingly offers an upscale mountain lifestyle. “It’s being discovered,” says George Hamilton, the owner of George Hamilton Real Estate and Management Company and a lifelong resident of Sequatchie County. “It used to be a mountainous area with lots of woodlands and few people, but now we have homes being built and a lot of new people moving in. But it’s still got some character to it of a rural area.”
Cabins and farmhouses in communities like Fredonia Mountain Nature Resort
While scattered houses sit alongside Tennessee Highway 111 or Fredonia Road, most homes in the area sit within gated communities such as the Fredonia Mountain Nature Resort. The more modest cabins and farmhouses can go from the low $300,000s to $600,000, while upscale estates often sell from the $800,000s to $1.5 million. Homes on significant acreage — some including more than 200 acres of property — can sell between $1.5 million and $4 million. Ranch-style and manufactured homes throughout the rest of the area often go from the mid-$200,000s to the mid-$300,000s. Open lots also sell throughout the area, generally from roughly $10,000 to the low $100,000s, depending on size. Cagle-Fredonia’s CAP Index Crime Score is 1 out of 10, compared to the national figure of 4.
Private and leased hunting land within the community
Several recreation areas are located around Cagle-Fredonia, including the Savage Gulf State Park. The park includes hiking and camping through 19,000 acres of Appalachia, with waterfalls and rock formations to view. However, within the community itself, much of the outdoor land is private, with areas like the Dunaway Hunting and Fishing Club open only to members. “There’s not as much public land as there used to be up there,” Hamilton says. “But there’s still some hunting and fishing going on up there. People are leasing it out rather than opening it up to the public.”
Residents drive to destinations from Dunlap to Chattanooga
Tennessee Highway 111 is the main route through Cagle-Fredonia, heading east to Dunlap in the Sequatchie Valley. The community is roughly 45 miles from Chattanooga, the region’s largest city. Due to the area’s relative isolation, residents most often drive to their destinations, though the Southeast Tennessee Human Resource Agency allows residents of Sequatchie County to schedule pickups and drop-offs for a nominal fee.
Cagle Mountain Restaurant in the community, with more in Dunlap
The few businesses that call Cagle-Fredonia home are set along Tennessee Highway 8, including a Dollar General and Cagle Mountain Restaurant. One of the only eateries within the neighborhood, Cagle Mountain Restaurant serves diner-style breakfasts and sandwiches alongside a gas station and convenience store. For more options, residents can head into Dunlap. Rankin Avenue is the main drag through the town, with a Walmart, chain restaurants and local spots less than a mile east from the edge of Cagle-Fredonia.
Education at Sequatchie County School District
Cagle-Fredonia is part of the Sequatchie County School District. All students in the district can attend Griffith Elementary and Sequatchie County Middle, which each receive a C-plus grade from Niche. Sequatchie County High receives a B grade. The high school offers dual enrollment programs with Chattanooga State Technical Community College, where students can earn college credit while working toward a high school degree.
Community centers host concerts and bake sales
Cagle-Fredonia residents come together at its community centers, each holding meetings and events. The Cagle Mountain Community Center hosts monthly “Music on the Mountain” concerts with local bands, and craft and bake sales are put on seasonally. On the other side of the community, the Fredonia Mountain Community Center offers potlucks and contributes to local events like the Dunlap Coke Covens Bluegrass Festival.
