Life near Joint Base Lewis-McChord

Located on the Puget Sound, 18 miles from Tacoma, the city of DuPont has always been defined by its industries. In the early 1900s, the DuPont chemical company built an explosives plant and company town here; the plant closed in the 1970s, but the site was converted to include more housing and a golf course. Today, the city’s name, parks and history museum preserve its origins. Today, most of the city’s 10,000 residents work at Joint Base Lewis-McChord (JBLM), the largest military installation on the West Coast. DuPont borders the base, and many choose to live here over neighboring communities like Lakewood because it has direct access. “There’s a shortcut to get to the base easily without getting on the highway,” says Thomas Lowe, a broker with HomeSmart Real Estate Associates who’s sold in the area for eight years. Interstate 5 borders the area, and civilian residents typically commute to Olympia or Tacoma for work.

A Craftsman aesthetic in 20th and 21st century homes

The median home sale price in DuPont is $525,000, higher than both the national median and Lakewood’s roughly $510,000. Houses here sell faster than average, typically only staying on the market for 26 days. The city’s oldest neighborhood, Historic Village , features early 20th-century Craftsman and National Folk homes that sit close together among mature trees. The Craftsman aesthetic is carried through the late 20th and early 21st century Northwest Landing development, which includes neighborhoods like Hoffman Hill Village . Condos and townhouses are common in central neighborhoods like Palisade Village , and new single-family homes are being planned around The Home Golf Course. Noise from JBLM can sometimes cause disturbances. “Occasionally, they’ll bring in the fighter jets,” Lowe says, “but most of the time, they’re flying cargo jets, and they don’t land or take off over DuPont.”

Hiking the Sequalitchew Creek Trail

DuPont has 50 acres of parkland and almost 500 acres of natural open space. DuPont PowderWorks Park, the city’s largest park, is named after the former explosives factory and features a mix of natural areas and sports fields. The Home Course, a public 18-hole golf course, sits on the factory’s original site. Throughout the city, there are 12 miles of forested trails, including the Sequalitchew Creek Trail leading to the Puget Sound. DuPont can get over 40 inches of rain each year, but summers are usually sunny with highs in the 70s. “People here love to hike,” Lowe says. “From DuPont, you can head south on I-5 and hit Highway 101, where you can go up the peninsula to the Olympic Mountains, which is an amazing place to hike. You can also get to the coast, where there’s great camping.”

Military support in the Steilacoom Historical School District

Local kids attend schools in the Steilacoom Historical School District, which earns an A-minus from Niche. An elementary and middle school are within the city, but the A-minus-rated Steilacoom High is a roughly 8-mile drive. The district supports the area’s military families by offering a Military and Family Life Counselor at each school.

Along Interstate 5

Interstate 5 borders the city, leading roughly 15 miles to Olympia, 18 miles to Tacoma and 49 miles to Seattle. Sound Transit’s Express Bus stops at the DuPont Station and has routes to Seattle. While there are bike lanes and sidewalks throughout the city, most residents rely on their cars to get around. Seattle-Tacoma International Airport is a 40-mile trip. St. Clare Hospital is about 10 miles away. Madigan Army Medical Center and American Lake VA Medical Center, both around 7 miles away, provide healthcare to active and retired military.

Local and national restaurants near I-5

Near I-5 in the south, local and national restaurants sit in small shopping centers near 21st-century apartment complexes. Military families and veterans can shop for groceries at the Lewis Main Commissary or McChord Field Commissary at JBLM. Other grocery markets and big-box stores are 11 miles away in Lacey or Lakewood.

Decreasing crime rates

According to the Washington Association of Sheriffs and Police Chiefs, DuPont’s violent and property crime rates decreased between 2022 and 2023. The police department hosts several community outreach programs, including the DuPont Police Youth Academy, where local elementary school kids can learn about community safety and the police department.
