Quiet living in the La Plata Mountains
Located on the winding roads of the La Plata Mountains, Edgemont is a neighborhood of quiet seclusion. “The lots are large, and with the large pine trees, it can feel like you’re miles away from your neighbors,” says Anne Zalbowitz of Keller Williams, who has over two decades of experience in Durango. “It’s especially popular with medical professionals who can take Highway 234 and get to the hospital without having to go through town and deal with the traffic lights when they’re on call.” CommonSpirit Mercy Hospital is eight miles south of Edgemont, while downtown Durango is just seven miles southwest. The neighborhood is also well known for having second homes for part-time residents. While highways are convenient, the neighborhood itself has a 20-mile-per-hour speed limit to ensure the safety of residents and Edgemont’s native wildlife.

Homes in Edgemont are new builds costing $900,000 to $1.4 million. “It’s a lot of modern-mountain, Craftsman homes with wood exteriors,” says Zalbowitz. “The homes have the rustic, cabin-like look on the outside but are state of the art on the inside.” Houses sit off winding mountain roads, and steeply sloped driveways provide privacy and present a challenge during icy winters. Multicar garages are common, but fenced-in yards are few and far between. Instead, kids place lacrosse and hockey nets in the streets. The lack of fences also means that local wildlife, like deer and wild turkeys, may be spotted on private property. Edgemont’s dry climate and steady supply of pine trees make fire insurance a necessity.

Hiking and mountain biking near Edgemont
While there are no city-sponsored parks in Edgemont, there’s still plenty to do outdoors. “There are trails everywhere in the neighborhood for walking and hiking,” says Zalbowitz. “You can’t bike on these trails, but it’s perfect for walking the dog since there are no sidewalks in the neighborhood.” Mountain bikers can reach trails within minutes, and there’s a community tennis court and playground located in the middle of the neighborhood off Eagle Pass and Silver Queen Street. The Durango Community Recreation Center and Animas River Trail are just 5 miles away, while Purgatory Ski Resort is just 30 miles north.

Dining and events at Meadow Market
Meadow Market, which opened its doors in October 2023, is the only spot in Edgemont to grab groceries or get a bite to eat. The market has grocery essentials but is known for its daily lunch specials, and take-home prepared meals. Residents grab breakfast burritos or BLTs on the picnic tables outside Meadow Market and play cornhole. The eatery also hosts live music nights, yoga on the patio and cooking classes. For more dining options, Edgemont residents head down Florida Road to Bread, a rustic bakery serving build-your-own avocado toast, turkey melts and desserts. J. Bo Pizza & Rib Co has the red checkered tablecloths of a classic pizzeria and a wall full of pinball machines. The Albertsons in downtown Durango sells supermarket goods.

Escalante Middle School shines
Kids attend Durango School District No. 9-R. People living north of Highway 234 go to Riverview Elementary, while residents south of the highway go to Florida Mesa Elementary. Both have B grades on Niche. Next is Escalante Middle School, which has a B rating on Niche and was named by the service as the second-best public middle school in La Plata County. Teens attend Durango High School, which holds an A-minus Niche score. Students at Durango High can join school-sponsored alpine skiing and mountain biking teams.

Easy access to Durango-La Plata Airport
Edgemont residents will need a car to take kids to school or pick up groceries, and there is no public transportation in the area. However, homeowners can enjoy the same road treatment during winter as downtown residents. “They’ll have plows up there starting at 2:00 a.m. to make sure the roads are clear, and kids are getting to school if it snows,” says Zalbowitz. In addition, the neighborhood is only 25 miles from the Durango-La Plata Airport, which has daily service to Denver, Dallas and Phoenix.
