The American Tobacco district offers fast-paced, upscale city living close to the heart of Durham’s urban core. The American Tobacco Campus, a series of historic tobacco factory buildings revamped into a trendy multipurpose commercial complex, anchors the east side of the neighborhood. The Durham Bulls Athletic Park and Durham Performing Arts Center are just a block away. Downtown is a few blocks north. “The biggest advantage of living here is that you can walk everywhere,” says Realtor Eila Voloshen of Inhabit Real Estate, who has about a decade of experience. “Sometimes people buy these homes as their second home, so they have the option to live that city lifestyle within walking distance to all this nightlife and entertainment whenever they want.”

Sleek, modern townhomes and condos in central Durham
American Tobacco’s housing stock is mostly apartments in renovated historic factory buildings and boxy, hotel-like buildings. More than two-thirds of residents rent here rather than own. Townhomes and condos are available in sleek, modern complexes, including City Port Durham and Arbor Vista. Lawns are a rarity, but some townhomes have small stoops and garden beds with ornamental grasses and young trees. Angie Murphy, sales and marketing consultant with Copper builders, says the neighborhood’s industrial-chic downtown aesthetic gives it a “very urban, modern and luxurious” feel. Condo units sell for between $340,000 and $400,000, depending on size and view. Townhomes range from about $510,000 to $775,000, depending on square footage.
The neighborhood’s CAP Index Crime Score is 8 out of 10, much higher than the national average of 4. The CAP Index Crime Scores for property crimes are 9 out of 10, while violent crime categories range between 6 and 8.

Retailers/restaurants galore between ATC and Brighleaf Square
The American Tobacco Campus, or ATC, was a busy industrial center for tobacco processing in the late 1800s. Today, the renovated brick-and-steel factories house offices, retailers and restaurants, centered around Durham’s iconic Lucky Strike Water Tower. “It’s very pretty. Everything is brick, and there’s a little stream with waterfalls running through it,” Voloshen says. Two of her favorite ATC eateries are Press Coffee, Crepes & Cocktails, a European-inspired café, and Tobacco Road Sports Café. “Tobacco Road is the restaurant that overlooks the Durham Bulls Athletic Park, and on July 4th, you have a view of the ballpark fireworks,” Voloshen says. ATC also has a YMCA, a yoga studio, beauty salons and boutique retailers, including Parker & Otis, a gifts and stationery shop.
Brightleaf Square, another cluster of historic tobacco warehouses revamped into a walkable mall with shopping and dining options, is also nearby. Retailers include Bull City Art & Frame Company, Hamilton Hill Jewelry, Paddywax Candle Bar and more. Nikos is a popular spot for Greek food. Zweli’s does classic Zimbabwean fare. Goorsha is known for traditional Ethiopian cuisine.
Durham Central Park, less than a mile away, hosts a weekly farmers market. For groceries, Harris Teeter and Whole Foods are a couple of miles up West Main Street.

Next door to the Bulls ballpark and DPAC
The Durham Bulls Athletic Park is home to the city’s minor league baseball team; during game season, American Tobacco residents can hear the crowd and the crack of the bats through their open windows. The Durham Performing Arts Center, next to the stadium, hosts Broadway performances, live music and comedy shows. Voloshen says proximity to the two entertainment venues is a big draw for homebuyers. “Usually, people have to drive in and struggle for parking, but if you live here, you can walk.”

High school agriscience program, Duke and NCCU nearby
Durham Public Schools gets a B-plus from Niche and allows transfers by application. American Tobacco is zoned to George Watts Elementary (A-minus), Brogden Middle (C) and C.E. Jordan High (B-plus). The high school offers an Agriscience Education Pathway program, in which students may choose to concentrate their coursework in animal science, biotech or horticulture. High schoolers may also take dual enrollment classes at Durham Technical Community College.
Duke University’s East and West campuses are within about a mile and a half of the neighborhood. “It’s pretty walkable to Duke, especially East Campus,” Voloshen says. “It’s about a 20-minute walk from here, or you could easily ride your bike.” The private research university offers more than 200 undergraduate programs. North Carolina Central University is also nearby. The historically Black public university offers nearly 100 undergraduate programs.

American Tobacco is walkable, and residents have easy access to GoDurham bus stops on West Chapel Hill Street, Jackson Street and Duke Street. The Durham Freeway runs toward Duke and the university hospital, just over 2 miles away. The freeway and Interstate 885 connect to Research Triangle Park, home to several top regional employers, less than 10 miles away. Raleigh-Durham International Airport is less than 15 miles southeast via the freeway, I-885 and Interstate 40.
