Steady growth east of Bull City
Stretching from the central hub of downtown Durham to the busy thoroughfare of Interstate 885, East Durham offers convenient, cost-effective access to Raleigh and Bull City while maintaining a distinct identity. Modern housing styles and historic buildings often stand shoulder to shoulder, offering a blend of the contemporary and old world. New residents have stimulated the growth of local businesses and new city parks, adding a more youthful energy than the area has seen in generations past. These changes make East Durham one of the latest up-and-coming neighborhoods in the Triangle: the three-city region that includes Durham, Raleigh, and Chapel Hill.

A hub of cultural pride and Black-owned business
From the food at Mike D’s BBQ to the nightlife at Congress Social Bar, Black-owned businesses are a cultural thread that ties the community of East Durham together. This cultural tradition stems from Durham’s historic “Black Wall Street,” which began in the late 19th Century, and saw a flourishing of Black-owned businesses. “There are families who have been living here for generations,” says Camryn Smith, co-founder and Executive Director of Communities in Partnership, a leadership organization that has served East Durham since 2011. “This has always been the home of Black people and immigrants. That should be respected.”

Always adjacent to the action
East Durham is sandwiched between 885 and North Carolina Highway 147, providing convenient auto travel to not only downtown Durham, 2 miles away, but Chapel Hill and Raleigh, located 16 miles and 23 miles respectively. “The proximity is key,” says Ian Kipp, Central Durham specialist with Berkshire Hathaway HomeServices . “It’s so close to the area’s cultural capital.” This means, however, that congestion and highway noise are common in the neighborhood’s northern and southern sections. A dollar fare will get you to downtown through GoDurham, a bus line that provides service every half hour.

An Ideal spot for local food
East Durham’s restaurants are making a name for themselves, drawing crowds from all over the Triangle. Lines form outside Ideal’s Sandwich and Grocery on Angier Avenue to try their popular Italiano or chicken cutlet, while Proximity Brewing offers a selection of home-brewed IPAs and ales. Local shopping options include the Durham Green Flea Market and family-owned Tropicana Supermarket, with familiar options like Food Lion 2 miles east.

Value-priced homes in a historic setting
Homes in East Durham range from the low $200,000s for ranch-style fixer-uppers to the high $600,000s for new neo-Colonial homes, with several homes from the early 1900s in need of a new lease on life at every price point in between. Well-worn sidewalks stretch from downtown to surrounding neighborhoods, connecting homes with local businesses. “There’s a beautiful historic fabric to these older homes,” Kipp says. “The houses are anything but cookie cutter.” However, some residents believe the new development comes at the cost of the historic. Recent years have seen older, architecturally interesting homes torn down. “They’re being replaced with modern homes and duplexes,” says Smith. “The land is worth more than the houses.”
East Durham was named one of the best 'old house' neighborhoods in the South.
