Steady growth east of Bull City
Stretching from the central hub of downtown Durham to the busy thoroughfare of Interstate 885, East Durham offers convenient, cost-effective access to Raleigh and Bull City while maintaining a distinct identity. Modern housing styles and historic buildings often stand shoulder to shoulder, offering a blend of the contemporary and old world. New residents have stimulated the growth of local businesses and new city parks, adding a more youthful energy than the area has seen in generations past. These changes make East Durham one of the latest up-and-coming neighborhoods in the Triangle: the three-city region that includes Durham, Raleigh and Chapel Hill.

A hub of cultural pride and Black-owned business
Black-owned businesses in East Durham connect to the cultural legacy of Durham’s historic Black Wall Street, an area around Parrish Street downtown. That district began thriving in the late 19th century with a proliferation of Black-owned businesses. Today, East Durham's Black-owned establishments include Congress Social Bar and Proximity Brewing Company. “There are families who have been living here for generations,” says Camryn Smith, co-founder and Executive Director of Communities in Partnership, a leadership organization that has served East Durham since 2011. “This has always been the home of Black people and immigrants. That should be respected.”

Travel is convenient to downtown Durham, 2 miles away, as well as to Chapel Hill and Raleigh, located about 14 miles and 23 miles away, respectively. “The proximity is key,” says Ian Kipp, a central Durham specialist with Berkshire Hathaway HomeServices. “It’s so close to the area’s cultural capital.” Congestion and highway noise are common in the neighborhood’s northern and southern sections. Another way to get around is via GoDurham's free buses.

Value-priced homes in a historic setting
Homes in East Durham range from the low $200,000s for ranch-style fixer-uppers to the high $600,000s for new neo-Colonial homes, with several homes from the early 1900s in need of a new lease on life at every price point in between. Well-worn sidewalks stretch from downtown to surrounding neighborhoods, connecting homes with local businesses. “There’s a beautiful historic fabric to these older homes,” Kipp says. “The houses are anything but cookie cutter.” However, some residents believe the new development comes at the cost of the historic. Recent years have seen older, architecturally interesting homes torn down. “They’re being replaced with modern homes and duplexes,” says Smith. “The land is worth more than the houses.”
