North Durham blends suburban living with city access

North Durham has a different vibe from the continuously growing South Durham. Residents of North Durham appreciate their neighborhood because it offers more open space and fewer commercial areas. It feels more suburban but is less than 10 miles from downtown Durham. “North Durham has some amazing, well-established communities on lots that have lots of foliage,” says Tammy Bordeaux Smith, broker and Realtor with Bordeaux Smith Realty, who frequently sells here. Eno River State Park is close by, and there are a few different golf and tennis clubs in the area. U.S. Route 501 runs through the neighborhood and connects to Interstate 85 near downtown.

Colonial Revival and ranch-style homes sell quickly

Traditional architecture, Colonial Revival and ranch-style homes are common in the area, but there is a wide variety of houses throughout the different subdivisions. “A lot of folks don’t realize that North Durham has rolling topography and many homes are able to have walk-out basements,” Bordeaux Smith says. Most properties were built between the 1970s and ‘90s and tend to be around 2,500 square feet. Prices range from around $350,000 to $600,000. The median lot size is a little over half an acre. Houses tend to stay on the market for an average of 19 days, lower than the national average of 52 days.

Elementary and middle schools vary by neighborhood zone

The majority of students in the eastern half of the neighborhood can attend Little River Montessori Elementary, which earns a B grade from Niche, and Lucas Middle, which earns a C-plus. Most students living in the western half of the neighborhood are zoned for Eno Valley Elementary and Carrington Middle, both of which have a C-plus rating. Both school zones can attend B-minus-rated Northern High.

High schoolers can take career and technical classes, including business marketing and entrepreneurship. School choice in Durham Public Schools includes magnet, year-round and career pathway schools. Spots are determined through a lottery system, and families can also request open enrollment or out-of-district transfers if seats are available. Around 10 miles away, Duke University is an A-plus-rated four-year college.

Recreation options range from state parks to swim clubs

Eno River State Park spans over 4,000 acres with six different access points. It features over 24 miles of hiking trails and open spaces where visitors can launch a canoe or have a picnic. Little River Regional Park is another large green space that has a bird trail and a butterfly garden.

Eno Valley Swim and Racquet Club requires a membership. In addition to the pool and tennis courts, the club offers pickleball, a beach volleyball court and a clubhouse. Golfers can head to Umstead Pines at Willowhaven and play on the public 18-hole course or check out the private course at Treyburn Country Club. “There is also the Museum of Life and Science, which folks are very surprised at how many acres it covers, and it offers great activities for adults and kids alike,” Bordeaux Smith says.

Locals often drive south for mall shopping and dining

The neighborhood has limited commercial areas, but it does have some grocery stores, such as Harris Teeter, and a few eateries. “Most people drive to South Durham to shop at [The Streets at] Southpoint mall, but North Durham is getting a Publix that will have shopping and restaurants in the same complex,” Bordeaux Smith says. Most restaurants in North Durham are in shopping centers along North Roxboro Street. Del Rancho Mexican Grill specializes in burritos and fajitas, and Silver Spoon Restaurant serves breakfast and lunch.

Commuters rely on cars to reach jobs, hospitals and airports

This area is a car-dependent section of the city, but there are some GoDurham bus stops along North Roxboro. “North Durham offers a little less traffic and is a little quieter than the other end of the city,” Bordeaux Smith says. The drive to Research Triangle Park, the largest research park in the country, is around 20 miles or less. Duke Regional Hospital is around 5 miles from the neighborhood, while Raleigh-Durham International is closer to 20 or 25 miles south. North Durham has a CAP Index Crime Score of 1 out of 10, lower than the national average of 4.

Events

The City of Durham has several annual events throughout the year. In the summer, Duke University hosts the ?American Dance Festival. Football fans can root for the Duke Blue Devils during home games. Bull City Food and Beer Experience is held at the Durham Performing Arts Center in the winter.
