Surrounding South Square
The Triangle region between Chapel Hill, Durham and Raleigh is home to the South Square shopping center, where residents dwell in the wooded outskirts of this retail hub. Living in such proximity to each city’s associated universities means residents can take full advantage of campus amenities, like sports stadiums, museums and cafés. “The universities play a tremendous role in the community,” says Flo Jacques, long-time local and Realtor with The Flo Estates, LLC brokered by eXp Realty. “Chapel Hill has a lot of medical professionals, but Duke is more of a research institute, so Durham is known as ‘The City of Medicine.’ The Research Triangle is a huge reason people move here.”

Wooded residential enclaves
The residential streets surrounding the South Square shopping center are heavily wooded, yielding only to local thoroughfares and winding subdivisions. These sleepy enclaves sometimes have basketball hoops on the road, a testament to the easy-going nature of the residents nearby. Cape Cods and ranch-style homes are among the area’s most popular architectural styles, alongside Colonial Revivals and townhomes closer to the shopping center. These properties tend to rest on spacious lots, offering front and backyard space for small gardens and sheds. Priced between $300,000 and $900,000, most homes hover closer to the $400,000 mark. Apartment buildings are also scattered throughout, primarily accessible along University Drive.

Interstate 40 stretches 30 miles south toward Raleigh, passing Raleigh-Durham International Airport about 18 miles into the commute. Duke University Hospital, however, is 4 miles north on campus. GoDurham bus stops extend along University Drive, great for avoiding traffic. “The traffic has increased a lot since the pandemic,” Jacques says. “Because the population here has grown so quickly, traffic starts earlier—around 2:30 p.m. now.
