West Durham draws Duke employees with its central location

Those who know Durham as the City of Medicine may be interested in West Durham. “The way the city is laid out, West Durham is pretty central since everything is on that side of town,” says longtime resident Amy Andorfer, broker and owner of the Andorfer Group with Berkshire Hathaway HomeServices. “So the pricing is higher, since the area’s convenient to Duke – a lot of people here work for Duke, either the university or the hospital.” The neighborhood has immediate highway access, but Duke Forest buffers noise, letting residents enjoy quiet suburban living against a timbered green backdrop.

Larger lots and tree cover add space and shade to subdivisions

West Durham is renter-friendly, and what comes up for sale here is mostly townhouses and single-family homes. There are some vintage midcentury cottages and midcentury modern ranch-style homes, but the architecture here is typically more contemporary. Colonial Revival-style houses and townhouses are common, as are New and Minimal Traditional residences. Andorfer says most of the subdivisions are HOA-managed, but fees vary. She also says lots here are bigger, and tree-filled, offering spacious lawns with spots of shade. Prices begin with townhouses, running from almost $200,000 to about $455,000. Single-family homes span a broader range, roughly from $230,000 to $935,000; the median price is just under $475,000. Durham is prone to flooding, especially around waterways, so folks buying near Mud Creek on the south side might need flood insurance for federally backed mortgages. The city has an average annual rainfall of about 45 inches. Hurricane season runs from June to November.

Durham Public Schools offer magnet programs and Duke has entertainment

Durham Public Schools receives an overall B-plus on Niche and offers school choice through application, magnet and Career and Technical Education programs. Forest View Elementary (B), Sherwood Githens Middle (B) and Jordan High (B-plus) serve the community. The high school offers dual enrollment with Durham Technical Community College.

Nearby Duke University offers undergraduates over 60 majors and minors and more than 23 certificate programs. The private university is a hub for the arts, and thus a destination for live entertainment. “A lot of music and dance performances are held at Duke facilities,” Andorfer says. “The American Dance Festival is a huge international event that’s oftentimes held at Duke.” Since 1934, the American Dance Festival has drawn talent together to celebrate and grow the expression of modern dance.

Wooded trails and wildlife fill the vast Duke Forest nearby

American Village Park has a playground and swings, as well as picnic and barbecue areas. Some streets branching off of Constitution Drive connect with Duke Forest’s wooded trails. The forest covers more than 7,000 acres of rolling terrain, rich in verdure with over 100 tree species, including hardwood oaks and hickories, which dominate the canopy. Wildlife, as varied as deer, wild turkeys, butterflies and birds, is also abundant. Nearby, Croasdaile Country Club is another popular recreational avenue. “A lot of members live in the neighborhood,” Andorfer says. “It’s a great resource – golf, tennis and social.” The club and its private amenities, including a championship golf course, are within about a 3-mile drive.

Family-owned eateries and chain stores on Hillsborough

Neal Road and U.S. Route 501 are direct connections to commercial corridor U.S. Route 70 Business, locally known as Hillsborough Road. Along the road, shoppers can get groceries at Harris Teeter, pick up prescriptions from Walgreens, run to the bank, gas up at Sheetz or grab a bite to eat at one of the many eateries. Familiar chains include Chick-fil-A, Dunkin’ and Jersey Mike’s, but residents can keep it local at spots like the family-owned Shanghai Chinese Restaurant, a favorite since the 1980s. Across the road, Bullock’s Bar-B-Cue is another family-owned staple with a classic menu of Southern comfort that’s heavy on the pork.

Quick access to Duke, downtown Durham and Raleigh-Durham Airport

GoDurham has bus stops in the neighborhood, and drivers have immediate access to U.S. 501 and Interstate 85. Duke University is about 3 miles away with the nearest emergency room.
