As many residents of Nashville know, the farther south they live, especially in rural but accessible communities like Eagleville, the less expensive the cost of living. “The city has not annexed Eagleville,” says Von Dotson, affiliate broker/Realtor with Keller Williams Realty. “There are no city taxes. Even people living in Murfreesboro, a 20-mile drive east, are looking at Eagleville because it’s close and still affordable.” Dotson should know. He grew up in Murfreesboro, where his father was a district attorney and brought him to small-town areas like Eagleville. “We’re of the same ilk, old country folk,” he says, “It’s easy to fall in love with the mom-and-pop stores and the quiet countryside. It’s why I’ve been selling real estate in the area for nearly 22 years.”

A mix of old and new

Brick ranch-style houses on a full acre and large custom colonials with covered front porches, screened-in back patios and fenced-in backyards on 5 acres are just a few examples of the range of homes Eagleville offers. Single-family homes start at $380,000 and can sell for as much as $7 million. In Eagleville, equestrian mini-farms can be seen from the road with white picket fences and long drives that lead to a house on the hill. New construction is happening, with more than a dozen homes being built at a time. They’re priced in the $400,000s and $500,000s and feature two-car garages and special architectural details, like tray ceilings in the primary suites. “Eagleville still has a small-town feel,” Dotson says, “but it’s growing. Roads are widening, and lanes are opening to accommodate all the new interest.”

Who's got beef with Eagleville?

For everyday needs, Eagleville Grocery is a full-service supermarket right off Main Street. Residents can also buy whole beef or hog, eggs, turkey, and pasture-raised chickens at HPA Farms, a family establishment that raises animals and sells the meat locally. For dinner and entertainment, Grindstone Cowboy up the street is a restaurant, coffee shop and music venue with a rustic, often crowded interior. Sorrelles Italian Restaurant & Pizzeria is right next door and features a front porch with rocking chairs and a casual dining room with black- and red-checkered tablecloths.

A top-notch education

The schools that serve the area are all highly rated. Eagleville School, which receives a B-plus from Niche, educates pre-kindergarten children through high school seniors. “Once students enroll, they never want to go anywhere else,” Dotson says. “It’s such a close-knit community.” Nearby schools include Rockvale Elementary and Rockvale Middle, both scoring an A-minus. At Blackman High, an A school, students can choose from several career pathways, including AG horticulture science, cybersecurity and STEM engineering.

Country pastimes

On the southern edge of town, Eagleville City Park offers a baseball/softball field, a new walking trail and family amenities, such as a sizeable playground and picnic pavilion. The Champion Run Golf Course to the east features 18 holes that wrap around the beautiful Middle Tennessee landscape. “The course was converted from farmland, so you can still see old silos here and there,” Dotson says. “It still has that old country feel.” Champion Run offers a 10-acre driving range and a full-service food and beverage operation. At Lucky Ladd Farms, the whole family can pick seasonal tulips, sunflowers or strawberries. The venue also features a petting zoo, pony rides and special events, like breakfast with the Easter bunny. Speaking of rides, Fancy Forest Farm Guided Horseback Trail Rides teach visitors how to trust, communicate and form a genuine bond with horses. Animal safety and happiness are as important to this equine business as horsemanship.

Downtown happenings

The Eagleville Merchant’s Association sponsors its First Friday event each month, May through September, with live entertainment and food trucks in Downtown Eagleville. All the stores and restaurants stay open until 8 p.m. The town also features its Fall Festival in September with live music, food and drink vendors, arts and crafts sellers, and children’s activities.

Cars, a must-have

While passenger trains and buses are nowhere to be found in Eagleville, the highways that run north/south through the community connect to Nashville, which is about 40 miles north along U.S. 41A to Interstate 65. Residents driving to Murfreesboro for work have a 20-mile commute along State Highway 99.
