The Village of East Carondelet was platted in 1872, and businesses began popping up soon after. Today, however, the neighborhood is mostly residential, other than a few town services like the neighborhood community center. But there’s plenty in neighboring areas, and downtown St. Louis is only 10 to 15 miles away. House hunters will also notice right off the bat the Village of Dupo cuts right through the middle of East Carondelet, giving it a unique geography, but providing easy access to Dupo’s amenities.
Diverse homes and price points in East Carondelet
Due in part to its duplicitous geography, East Carondelet has a range of housing types. According to Linda Frierdich, owner of The Linda Frierdich Group of CENTURY 21 Advantage Real Estate, Inc. who has sold many homes in the area, it’s a “good neighborhood for affordable homes.” On the western half of the neighborhood, homes are mostly clustered along State Street or Water Street, in styles like cottages and bungalows, as well as some mobile homes. Homes are typically 1,500 square feet or less and built on lots that start around a quarter of an acre. Prices range from around $60,000 to the mid-$100,000s. On the western half of the neighborhood, homes are much more spread out and often on larger amounts of land. Prices in this section start in the mid-$100,000s and have sold in recent years for as high as $900,000.
