A trip around East Fallowfield Township will have you passing scenic woods and horses grazing the rolling hills of farmland. “I enjoy living here because it’s very open with lots of beautiful land,” says Holly Gross, Realtor with Berkshire Hathaway HomeServices, “It’s not as crowded, and it offers a nice quality of life.” Though much of East Fallowfield is made up of Chester County’s rural countryside, you’ll find suburban pockets blended in with a wide variety of homes to choose from.

East Fallowfield has housing options for nearly every budget
East Fallowfield Township primarily features single-family homes with price points to suit just about any homebuyer. From $100,000 mobile homes to million-dollar estates, the township has it all. If you’re looking for a newer home, you can move into a housing development with two-story contemporary houses. Most are fixed on uniform quarter-to-half-acre lots ranging from $450,000 to $950,000. The further south you go, the more yard space you can expect to have. You can get anything from a 1950s ranch-style home with a half-acre lot for $250,000 to a 5,000-square-foot modern farmhouse tucked away in the woods for $1 million.

Recreation options range from quiet strolls to active outings
East Fallowfield Community Park captures the township’s beautiful natural landscape. Walkways weave through the park’s open grassy hills, perfect for jogging or enjoying a relaxing stroll. Wind down on a bench overlooking the lake or under the pavilion, often used for family gatherings. Kids can have fun, too, playing on the playground and running through the fields. For some fun outdoor excursions, head to Brandywine Outfitters and zoom through the trees on the zipline course or rent a kayak to float down Brandywine Creek.

Scattered restaurants and shops serve this rural community
Afterward, visit Brothers on the Brandywine – Beer Garden right next door. It’s open every Sunday, giving locals a fun and scenic place to get together to drink craft beer, grab a bite to eat from the food trucks and listen to live music. It’s one of the few dining establishments in the township. There's no designated downtown area, so you’ll find a couple restaurants scattered around the community, typically at an intersection. One of them is 7 T’s Pizza, a local favorite for pizza and cheesesteaks. There’s also Triple Fresh Market, a community staple providing groceries, a deli and homemade barbecue. The community staple opened in 1987. However, the building itself has been meeting the needs of residents in one way or another since 1818. For more commercial activity, you’re only a couple miles from the City of Coatesville, where you can explore the city’s walkable downtown boasting several restaurants. You’re also no more than 10 miles from big retailers like ALDI, Kohl’s and Dollar Tree.

Coatesville schools serve most students in East Fallowfield
Most students attend East Fallowfield Elementary School, known as “The Big East,” Scott Middle School and Coatesville Area High School. They’re part of the Coatesville Area School District, regarded as the second most diverse school district in the state by Niche. The high school, which has a B Niche rating, has two separate buildings. One is for 9th and 10th graders, while the other serves juniors and seniors.
East Fallowfield School in Coatesville serves 365 students in grades K-5.
Coatesville Area Senior High School has 1,400 students and is rated with a B on Niche.

For those who enjoy traveling, you have easy access to Coatesville’s Amtrak station. You’re also about 45 miles from Philadelphia and 30 miles from both Lancaster and Reading.
