Named for the Native American tribes that once inhabited this tranquil stretch of Connecticut coastline, Momauguin is an East Haven neighborhood facing the Long Island Sound. Cozy homes within walking distance of the beach and within 20 minutes of downtown New Haven offer convenience and natural beauty for Momauguin’s residents. “It’s a wonderful, friendly area. People are very protective of it,” says Cathy Mancini, Momauguin resident for over 20 years and Realtor at Coldwell Banker Realty. “People really help each other out."
An eclectic mix of condos, cottages and spacious beachfront properties
Home prices in Momauguin range dramatically from single-bedroom condo units under $100,000 to beach houses with 6,000 square feet of living space for over $2 million. The median home price is just under $350,000. “It’s so eclectic. There will be a tiny little shack right across the street from a huge house,” says Linda Acevedo, East Haven native and Realtor at Berkshire Hathaway Home Services. She notes that, in addition to a home’s size and condition, whether or not a property requires flood insurance affects pricing. Homes in the lower-lying, flood-prone parts of Momauguin typically have a lower asking price to accommodate the additional expense. “Even on a tiny $350,000 home, [flood insurance] can easily cost $7,000 a year,” Acevedo says.
The most common home styles in the neighborhood are coastal cottages, ranches and traditional properties built throughout the 20th century. Cosey Beach, the part of Momauguin branching off Cosey Beach Avenue, has a distinctly coastal feel. Many homes and condos with clapboard siding or teal blue exteriors line the residential street just steps from the beach.

A mile of beach extends across Momauguin’s southern side
Momauguin’s shoreline extends across the neighborhood’s southern border. Visitors and residents enjoy swimming in the Long Island Sound’s cool water and laying out in the sun. “It’s just the most adorable little beach,” Acevedo says. At East Haven Town Beach, “there’s a big playscape, a beach pavilion to be out of the sun and a splash pad across the street. People love it because it’s contained there, and they can watch their kids easily.” East Haven’s Town Beach also serves as the backdrop for community events like the town’s annual summer beach concerts and beach party with fireworks around July 4th. Due to limited space, residents need a parking pass for streets around the beach.

Seafood on the sound along Cosey Beach Avenue
The Lobster Shack overlooking the water on Cosey Beach Avenue has fresh seafood favorites such as grilled salmon, fried shrimp and lobster rolls. The Lobster Shack is a popular gathering place for locals throughout the year. “They did Christmas this year, and it’s unbelievable how they decorated that place. It was very tastefully done,” Mancini says. Also on Cosey Beach Avenue, Sandpiper Restaurant has fried seafood, pizza and ice cream. For groceries, Stop & Shop is just north off Hemingway Avenue. Commerce Street has several warehouses and other commercial buildings on the west side of the neighborhood. “It’s set back. The city dump and recycling plant is there, but it’s out of the way and there’s no smell,” Mancini says.

Career courses at East Haven High School
Neighborhood students begin at the Momauguin School, which has a C-plus rating from Niche. Older students continue to C-rated Joseph Melillo Middle School and B-minus-rated East Haven High School. In addition to the standard curriculum, the high school offers technical courses in subjects such as culinary arts, fine arts and medical careers.
The Momauguin Elementary School is at the heart of the neighborhood, serving students in grades K-5.

Commuting into New Haven on I-95
Interstate 95 runs just north of the community and takes commuters into New Haven, about 6 miles northwest. New Haven is home to major employers like Yale University and Yale New Haven Hospital. “Doctors and nurses love this area,” Acevedo says.
New Haven is also home to New Haven Union Station, which serves the New Haven commuter rail line through Fairfield County and to New York City, about 85 miles southwest. Momauguin immediately borders Tweed New Haven Airport, which has direct flights to more than 30 destinations in the United States. "It’s very noisy. But some people have places in Florida and will fly for the weekend. Half of people like it, and half of them hate it,” Mancini says.
