Streetscapes and home designs vary across the vast area of East Lake-Orient Park. The center of the area mostly consists of low industrial buildings and office parks. Surrounding that, subdivisions, mobile home parks and condominium communities offer a wide range of options, most of which are priced for less than throughout Tampa. The single-family homes are almost exclusively single-story ranchers with small fenced-in backyards. These homes typically sell for between $125,000 and $450,000. Condos and townhouses, meanwhile, fetch a similar price range that typically maxes out around $350,000. There's even still some development lots for buyers to build their dream homes on, often selling for between $35,000 and $100,000, though some go over $400,000 depending on the location. "There aren't too many places in Tampa you can get for a lower buy-in," says Realtor Ken Dojka of the Tampa Standard Team for Pineywoods Realty. Although bus routes do serve the area, East Lake-Orient Park is a car-dependent neighborhood. Sidewalks are rare and most houses have driveways and carports. With multiple ways to access to I-4 throughout the neighborhood, residents can reach downtown Tampa and additional interstates with relative ease, although Dojka says "Our traffic here is probably second-best to LA." While highway congestion does occur in the neighborhood, residents are more likely to face slowdowns just beyond the neighborhood at major highway interchanges.Canal walks and inclusive community centers
East Lake-Orient Park is home to numerous recreational areas scattered in all directions. The calm waters at Bypass Canal Park are a popular spot for anglers and nature enthusiasts, as well as joggers who go there to hop from one park to another using the Tampa Bypass Canal Trail. While stopping at Veterans Memorial Park, some visitors spend time at the park's outdoor museum, picnic areas or playgrounds. If seeking a one-stop-shop for accessible recreation, residents typically go to the Lesley "Les" Miller Jr. All People's Community Park & Life Center, a public facility located on the other side of East Lake-Orient Park. Whether it's to use the park's fitness trail, indoor fitness center, ADA-compliant playground or splash pad, the park certainly accommodates residents of all ages and abilities.Hand-cut steaks from Quality Meat Market
Residents typically venture a few miles from home to adjacent communities for groceries, dinner reservations, shopping excursions and nightlife. Most rely on the Save A Lot Grocery Store located south of the neighborhood on 50th Street for home-cooked meals. There are, however, several specialty food stores throughout the neighborhood, which offers a way to make dinner parties a bit more memorable, such as hand-cut steaks from Quality Meat Market or supplies to host a backyard boil from The Crab Hut. Events are common in East Lake-Orient Park, like fishing tournaments and rowing races on the Bypass Canal. The All People's Community Park & Life Center is also a popular location for residents to take part in social activities, including dance classes, wheelchair basketball tournaments, Girl Scouts troop meetings and teen nights. Of course, there are several large fixtures in the area that offer regular ticketed events too. These include concerts at Midflorida Credit Union Amphitheatre, rodeos and carnivals at the Florida State Fairgrounds, and car shows and races at the Motor Enclave.Blake High in the top 10 for arts
Students in East Lake-Orient Park can attend Kenly Elementary School – a C-rated school on Niche – before moving to Mann Middle School, rated C-plus. Blake High School has an overall B-rating on Niche and is ranked among the top 10 schools for the arts in Florida. The district also has a School Choice program.Flooding still a concern
The Tampa Bypass Canal runs through East Lake-Orient Park, which was originally built to control floods in the Hillsborough River caused by high amounts of rainfall. Areas near the canal are at a risk of high waters during periods of heavy rain.
